House on the corner of Countryside Road with freehold and a terrace was sold for $5.01 million

An auction held on August 26 resulted in the sale of a three-storey corner terraced property for $5.01 million ($1,427 psf), which was located on Countryside Road in the Lentor district of District 26. Yvonne Lau, senior manager of sales and auction at ERA and the person in charge of managing the auction sale, explained that the property had been sold by the mortgagee.

The property had a starting price of $4.8 million, and following a bidding fight between three parties, it was sold under the hammer for $5.01 million ($1,381 psf), which was $160,000 more than the reference price of $4.85 million. The opening price of the property was $4.8 million.

The home was finished in 1999 and has a total floor space of 4,000 square feet, while having a land area of just 3,519 square feet. It features a roof terrace as part of its amenities. The first floor contains a living area that has glass panels, a ceiling that is 6 metres high, and plenty of natural light streaming in through the windows. In addition to the bedroom and bathroom, the first level also contains a study room, kitchen, dining area, and utility room. Two bedrooms and a bathroom are located on the ground floor of the lower second story. The ceiling in the master bedroom, which is located on the upper level of the second story, is six metres high, and it features a walk-in closet as well as an en suite bathroom. On the third and final floor, there are an additional two bedrooms and a bathroom that are shared.

The freehold landed development known as The Countryside was constructed by Seletar Properties in the late 1990s. The home is situated inside this development. It has 245 residences that are either terraced or semi-detached, and the land sizes range from 1,817 square feet to 6,399 square feet. Lentor Avenue and Yio Chu Kang Road form the outside boundaries of the Countryside neighbourhood. The Banyan Villas have 64 units, the Florissa Park has 87 units, and the Lentor Villas have 185 units. These are just a few of the other property projects in the area.

According to the caveats that were submitted, there was only one sales transaction that took place at The Countryside this year. A terraced house located on Countryside Road that has a land area of 1,844 square feet was sold in April for a price of $3.23 million ($1,752 per square foot). In April of 2013, it was acquired for $2.15 million, which works out to $1,166 per square foot. This means that the owner made a profit of $1.08 million.

Since the government sold two plots under the government land sales programme in 2021 and at the beginning of this year, there has been an uptick in people's level of interest in the Lentor region. GuocoLand purchased the first site in Lentor Central, and on September 2, they held a preview for the 605-unit Lentor Modern development. It is a mixed-use development that includes a shopping centre and is directly connected to the Lentor MRT Station (on the Thomson-East Coast Line).

The property on Countryside Road that was just sold at auction is situated within a short distance of the forthcoming Lentor Modern, which can be reached by car in less than five minutes.

Due to its proximity to Anderson Primary School, Mayflower Primary School, and CHIJ St Nicholas Girls' School, this property will be appealing to families with children who are currently enrolled in elementary school (Primary). In addition, the Lentor MRT Station is easily accessible on foot.
