A detached home at Beechwood Grove, located off Woodlands Avenue 1, is up for sale via private treaty at $3.8 million. This price works out to $698 psf based on the property’s land area of 5,446 sq ft. It is an owner’s sale, says Edmund Tie’s head of auction and sales Joy Tan, who is handling the sale. The property is sold with vacant possession and on an “as is where is” basis.

The three-storey house, which comes with a swimming pool, sits on a square plot with a wide frontage of approximately 22m. The land has a 99-year leasehold tenure from 1995 and is zoned for three-storey mixed housing under the URA Master Plan 2019. Tan says the property can be renovated and expanded into a 3˝-storey home. Alternatively, the land could be subdivided to accommodate a pair of semi-detached dwellings.

The property for sale was completed around 2000 and has a built-up area of 5,046 sq ft. The ground floor features a spacious living room with a double-volume ceiling. There is also a dining area, a powder room, a wet and dry kitchen, and a utility room that leads out to the backyard. The car porch can accommodate three to four cars.
