Terraced residences from the Mount Rosie Signature Collection are now available, with prices starting from $10.88 million

In close proximity to the summit of Mount Rosie Road is a boutique, freehold premium property development with only six residences. The complex, named Mount Rosie Signature Collection, consists of four terraced residences in the front and two bungalows in the back, each with its own private entrance. The homes were launched softly throughout the weekend of August 20–21.

Each terraced home will have a land area ranging from 2,488 to 3,741 square feet, with a built-up area of 7,041 to 9,042 square feet on four stories, including the basement and attic. Each home will have individual parking for up to six automobiles in the basement. The living and dining spaces, as well as the kitchen, are located on the first floor, while the room for the housekeeper is in the basement. A courtyard garden on the first floor lets in natural light and divides the living and dining rooms.

The second level of the terraced residences includes three en suite bedrooms, including the master bedroom and junior master bedroom, while the third level or attic holds the fourth en suite bedroom and the entertainment area. There is a residential elevator serving each story.

The middle unit of the terraced dwellings begins at roughly $10.88 million. The largest corner terraced home is valued at $15,788,000. Prices per square foot are in excess of $4,200.

Bungalows beginning at $3,500 per square foot

The two bungalows at either end of the land have their own private entry drives, underground parking for ten automobiles, and a built-up space comparable to that of Good Class Bungalows (GCBs). Each bungalow has four stories, including a basement and an attic, and each story is serviced by a house elevator.

The smaller bungalow has a land size of 7,636 square feet and a constructed space of 16,031 square feet. A manicured deck and swimming pool are located on the first floor, along with a courtyard garden dividing the living and dining spaces. In addition, there is a spacious wet and dry kitchen, pantry, two worker rooms, and a guest room.

Five bedrooms with private bathrooms are located on the second floor, including the master bedroom and junior master bedroom. Two more bedrooms and an entertainment space with access to a wraparound roof terrace are located on the attic level, which is excellent for home entertainers.

The bigger bungalow has a land size of 10,998 square feet and a constructed space of 24,958 square feet. It contains six bedrooms, including two master bedrooms, two junior master bedrooms, and two more en suite bedrooms, making it ideal for multigenerational households.

Living and eating areas are divided by a courtyard garden, a swimming pool, and a roof terrace on the first floor. This floor also has a kitchen, a pantry, a yard, and two rooms for assistance. One of the master bedrooms is on the ground floor. On the second floor are the remaining five bedrooms, as well as an office and a family area.

The attic level has been created with a spacious roof patio, making it suitable for individuals who host large parties. Additionally, there is a pantry and a gym on the attic floor.

The smaller home is valued at around $27 million, while the bigger bungalow is valued at $38.5 million. In terms of price per square foot, they begin at $3,500 psf. According to reports, negotiations are ongoing for the two bungalows.

The six residences on Mount Rosie are a renovation of a previous cottage that was acquired for $43.8 million ($1,459 per square foot) in May 2021. Mount Rosie Development is comprised by a consortium of investors led by Daniel Teo, chairman and managing director of Hong How Group. Additionally, Teo is a director of Tong Eng Group.

Fraxtor, a blockchain-enabled real estate platform, was used by investors in Mount Rosie Development to acquire a stake in the project. Fraxtor is the manager of development for the Mount Rosie Signature Collection. The selected architectural company is DS Architects, with Cecil Chee of Wallflower serving as the design consultant.

'Manor houses'

The facade of the homes will be composed of manufactured stone. Oliver Siah, co-founder and global managing director of Fraxtor, states that the residences have a regal design. Future owners have the option of transforming the entertainment area in the attic into a bedroom, home office, or larger fitness room. The homes are expected to be completed in 2026.

The living and dining spaces include marble floors, while the master bathrooms feature complete marble tiles, sanitaryware from Gessi and Villeroy & Boch, V-Zug kitchen equipment, and Schindler high-speed lifts. Each master bedroom will have a walk-in closet.

Edwin Lam, group director of Fraxtor, asserts, "The site's height affords it a vantage position in terms of vistas." "From the front, the residences will overlook the lush vegetation and black-and-white colonial bungalows of the Malcolm Road neighbourhood. The attic level provides an unobstructed view of the city.

Lam says that the Mount Rosie region is a quiet retreat. Accessible via Dunearn Road through Goldhill Avenue or Chancery Lane via Bukit Timah Road or Thomson Road. The Novena retail malls and medical facilities, Orchard Road shopping malls, and Singapore Botanic Gardens are all within a few minutes' drive. Popular schools such as Anglo-Chinese School (Barker Road), St. Joseph's Institution, and Singapore Chinese Girls' School are within a one-kilometer radius. Lam asserts, "It is the most prestigious address in District 11."

Setting pricing standard

In September 2021, a freehold terraced home on Barker Road that sold for $5.5 million ($3,327 psf) was the landed property in the nearby vicinity with the highest psf price per square foot. The property is part of a group of five freehold terraced houses and two pairs of semi-detached houses built by Hong Leong Holdings and finished in 2009 at 28 to 30C Barker Road.

In March 2022, a GCB situated on a freehold property of 34,216 sq ft along Chancery Lane sold for $66.06 million ($1,931 psf). This was the highest price attained in the region.

Mount Rosie Signature Collection pricing might have a significant impact on the psf prices of terraced houses and bungalows in the Goldhill Estate and Chancery Lane enclave of District 11.

Siah of Fraxtor observes that homebuyers view these residences as legacies to be passed down to their children and grandkids. Therefore, we developed these residences in the Mount Rosie Signature Collection to represent the location's grandeur and timelessness.
