The semi-detached property on Happy Avenue Central that was part of an estate auction sold for $9.89 million

August 26, 2022

On August 30, an auction will be held for a freehold, two-story, semi-detached property on Happy Avenue Central. The house is located off MacPherson Road. The estimate price for the sale is $9.89 million. Colliers, the company in charge of handling the auction, has said that it is an estate sale. The home is being offered for sale with vacant possession and on a "as is where is" basis in the transaction.

The ground the house sits on is a rectangular corner lot that is 6,345 square feet and has a regular form. It has double frontage along Happy Avenue Central and Happy Avenue West, and the 2019 URA Master Plan has it zoned for two stories of mixed land use. Happy Avenue Central and Happy Avenue West. The suggested offer price comes out to around $1,559 per square foot when taking into account the total land area.

The constructed portion of the home is around 2,000 square feet in size. The upper level includes a balcony in addition to its three bedrooms. On the ground level, you'll find the living room and dining room, a kitchen with both a dry and a wet area, one bedroom, a common bathroom, and a garden.

The residential estate in which the property is situated is mostly comprised of detached, semi-detached, and terraced homes, all of which are two stories tall. It can be found in District 13. Both MacPherson Road and Aljunied Road serve as the estate's northern and western boundaries, respectively.

Colliers anticipates that there will be interest from two distinct groups of purchasers in the property. The first group consists of people who want to live in their homes and have large families and are seeking for vacant property on which to construct a house that will have enough space for all of them. The second group will most likely be comprised of boutique developers who are interested in redeveloping the land. According to the Colliers team, the site is large enough to accommodate subdivision. Redevelopers have the option of constructing either a pair of semi-detached dwellings or a single detached home at this site, provided they receive consent from the appropriate authorities.

According to caveats that were submitted, the last time a property on Happy Avenue Central changed hands was in August of 2018, when a freehold semi-detached home with a land area spanning 3,870 square feet was sold for $3.45 million, which is equivalent to $892 per square foot (psf).

The retail and commercial area of Paya Lebar may be reached in a car in only 10 minutes. MacPherson Road provides access to both the Pan-Island Expressway and the Central Expressway, both of which are just a few minutes away from the property.

The Mattar MRT Station on the Downtown Line and MacPherson Mall are only two of the conveniences that can be reached on foot from the property. Because it is located close to Canossa Catholic Primary School, Cedar Primary School, and Maris Stella High School, it will also appeal to families who have children who are enrolled in these schools.
