    Already received a $1K psf offer last month.

    As mentioned on the 8@W thread, min 50% gain or $1.2k psf can consider, but not likely.

    Its either Stack 6 or 17 ground floor unit with PES at $676 & $638 psf respectively based on caveats lodged.

    this unit at woodleigh is so small and is at ground floor, in fact actual liveable space is only at 840 sqft and without store room.

    that work out to be $1070 psf.

    Actually the ground floor PES is quite nice as its on an elevated ground, and Stack 17 is overlooking into SAIS field. American football anyone?

    I still prefer woodsville 28 than 8 wooodleigh, cos it is so much nearer to mrt and potong pasir food market. And the unit layout also much bigger and better.

    Any seller?

    920+psf...about the same as the 3 subsale transactions shown on prop guru. I find it a bit weird that there appears to be much less subsales for woodsville then for blossoms or 8@woodleigh.

    The buyers here really appear to be 'stayers' rather than investors. #xx-02 unit as well?

    think initial launch (before financial crisis) for W28 is ard 850 -950psf, this group of buyer will need higher price to sell. another group bought ard 750 - 850psf after the financial crisis, renting out will provide a good return.

    If price is good, i will sell as well, like what sleek said.

    i know the size of the -02 units is 1399 sq ft and the -07 units are 1184 sq ft. How big are the -01 units?

    If is One Leicester, it is not so near to mrt and shops at potong pasir compare to woodsville 28. One leicester is also too near the express way. Woodsville have about 110 units, is quite exclusive to me. The other one i like is parc mondrian (due to 100++ over units) but it is too far from mrt.

    Furthermore, i don't really care is freehold or leasehold, look around there are so many leasehold site going for enbloc. Land is scare in this place, so even is leasehold but is near mrt, sure have potential. So what is freehold but the unit or site is so old, if there is no enbloc, who will buy from you? My view
