    recent transaction at $1122 psf on 12 Oct for a 883 sq ft unit. Are prices going down?

    Hi guys... how's your unit? a lot of defects? heard from agent most units have quite few defects... is this true?

    Yes, that is generally true. Few scratches or cracked tiles, and workmanship and finishing is very good. However, to pick bones in an egg, the mechanical parts may be less perfect e.g. doors or windows that do not close tightly or requires an extra push to lock in. One or two sliding wardrobe doors doesn't roll smoothly but those are not fatal defects.

    Encounters with both developer and contractor reps have been very pleasant. Customer service reps were very professional and efficient. So is the defects rectification team - very helpful and receptive, and very willing to facilitate renovation plans with contacts of suppliers or contractors. Very impressed with their customer relations and customer service attitude.

    Not much defects per se on my end, aside of usual scratches here and there for timber flooring. Nothing fatal, major or earth-shattering. Workmanship is very good, I must say.

    Have not tried that one. Where in Sembawang. Hardly venture beyond yishun.

    opposite sembawang shopping ctr....their white bee hoon and ngo hiong so far 2nd to none in SG according to my taste buds
