Linden Drive bungalow for sale at $27 mil

SINGAPORE (EDGEPROP) - A bungalow located at a cul-de-sac on Linden Drive is on the market for sale by private treaty. The bungalow sits on an elevated, freehold site of 11,314 sq ft, and commands a view of the surrounding bungalow neighbourhood.

The owner had torn down and rebuilt his home, which was completed in 2018, with Temporary Occupation Permit (TOP) received in 2019. The newly built bungalow has six bedrooms and a total floor area of 10,358 sq ft. The family moved back sometime in late 2018. “The architecture is of a Victorian style, while the interiors are contemporary,” says Bruce Lye, managing partner of SRI, the exclusive marketing agency for the property. “The new owner would not need to undertake any addition and alteration as the house is in excellent condition.”

The property comes with a pavilion behind the house, which is ideal for entertaining, and a Japanese garden for more meditative moments, he adds. For those who like to entertain, there is ample parking outside too.

The neighbourhood is sought after for its proximity to the prestigious school zone — it is near Nanyang Girls’ High School, National Junior College, Chinese High School and Hwa Chong Institution, as well as within 1km from the coveted Raffles Girls’ Primary School. The nearest MRT station is the Sixth Avenue MRT Station, which is just two stops from the Botanic Gardens MRT Interchange Station for the Downtown and Circle Lines. In fact, the bungalow at Linden Drive is located just 750m from the Sixth Avenue MRT Station.



“The Bukit Timah neighbourhood has traditionally been a catchment area for families due to its proximity to top schools,” says Lye. “The MRT station nearby has made it more convenient. There are other amenities in the mature estate, for instance shopping facilities and F&B outlets at Guthrie House, Coronation Plaza and Cluny Court, as well as the shophouses along Sixth Avenue.” Orchard Road and the CBD are also within a short driving distance or an MRT ride from Linden Drive.

Besides Singaporeans, the neighbourhood appeals to Singapore permanent residents (PRs), notes Lye. The Linden Drive property is located within the Raffles Park enclave, just off Dunearn Road in the prime Bukit Timah area of District 11. The private housing estate is made up of predominantly detached and semi-detached houses, and is adjacent to the Raffles Park Good Class Bungalow area, which includes Cassia Drive, Oriole Crescent and Sunset Avenue.

“Foreigners with PR status who want to buy a bungalow for their own use will find the Linden Drive property appealing, because even though it’s within the Raffles Park enclave, it is outside the Good Class Bungalow Area; and presents a higher chance of getting approval from the LDAU [Land Dealings (Approval) Unit],” says Lye.

The Linden Drive bungalow is on the market for $27 million ($2,386 psf). The Raffles Park neighbourhood has been very active this year: In just the first four months of 2022 alone, there were half a dozen bungalow transactions totalling $136.7 million or an average of $2,218 psf. It has already surpassed the total sales value of $107 million (average unit price of $2,070 psf) in 2021 and the $80.16 million (average unit price of $1,886 psf) in 2020 (see table).



This year, a new record price for detached houses at Raffles Park was achieved — both in absolute and psf terms. It was for a bungalow at Oriole Crescent, which is within the GCB area and sits on a freehold site of 10,481 sq ft. The bungalow, designed by Aamer Taher of Aamer Architects, changed hands for $29 million ($2,767 psf) in March, according to a caveat lodged.

“The Bukit Timah area is one of the most sought-after addresses for landed property seekers,” says Lye.
