Mortgagee sale of freehold detached house at Sennett Lane for $11 mil

SINGAPORE (EDGEPROP) - A freehold detached house at Sennett Lane, located off Upper East Coast Road in District 16, will be put up for auction on April 27 with a guide price of $11 million, or $1,803 psf. The property is a mortgagee sale, says Edmund Tie’s head of auction and sales Joy Tan, who is handling the auction.

The 3½-storey detached house, with a basement and swimming pool, sits on an elevated land plot of about 6,311 sq ft. The site where the current property was built had previously been purchased in May 2012 for $981,000 ($900 psf). It was leased out following its completion in 2014. Tan says the property is currently tenanted, although the lease will expire in September. It will then be sold with vacant possession on an as-is-where-is basis.



The house has a built-up area of around 9,505 sq ft. The first floor houses the living room which overlooks the pool area. Across the pool opposite the living room is a standalone room that is detached from the rest of the house, which Tan says is suitable for use as a home office. Other rooms on the first floor include a lounge area and a spacious dining room that can accommodate a 10-seater dining table. There is also a dry and wet kitchen, which leads out to a utility area and a yard.

Upstairs on the second floor is the master bedroom, another en suite bedroom and a family area. Two more en suite bedrooms are situated on the third level. On the attic level is the roof terrace, which commands a view of the surrounding landed estate. A home lift serves all the floors including the attic. The basement level has a carpark that is large enough for up to seven cars. There is also an entertainment room, household shelter and a helper’s room.

Tan believes the property will appeal to buyers looking for a home in the established landed housing enclave of Sennett Estate and Lucky Heights in District 16, as there is continued demand for large land plots. “The neighbourhood comprises mainly owner-occupiers, and as such, will attract someone looking to purchase a property for their own use,” she adds.



Three landed properties located along Sennett Lane have changed hands in the past year. The latest transaction was on March 15, when a semi-detached house sitting on a freehold site of 3,913 sq ft changed hands for $8.65 million ($2,211 psf). On Dec 9 last year, a detached house with a freehold land area of 6,496 sq ft was sold for about $9 million ($1,385 psf), while another semi-detached house with a land area of 3,444 sq ft was sold for about $6 million ($1,742 psf) on May 19 last year.

The detached house enjoys proximity to amenities at the nearby Siglap Centre, Parkway Parade and i12 Katong, all located within a 10-minute drive from Sennett Lane. The CBD is a 15-minute drive away via the East Coast Park Expressway, while Jewel Changi Airport and Changi Business Park are also within a 15-minute drive.



The property will also appeal to families with school-going children because it is near schools like Temasek Primary, Temasek Secondary and Temasek Junior College. Victoria School and Victoria Junior College are also within 3km of the development.
