    Piccadilly Grand builds on Farrer Park rejuvenation

    SINGAPORE (EDGEPROP) - Last weekend, the sales gallery of Piccadilly Grand, a 407-unit private condominium at Farrer Park, drew 5,400 visitors. Even on a weekday, there are people waiting in line to enter the sales gallery.

    The project, located at a city-fringe enclave in District 8, is the first in a series of three collaborations between two property behemoths, namely Singapore-listed City Developments Ltd (CDL) and MCL Land, a subsidiary of Hongkong Land. The other two upcoming projects are a 639-unit executive condominium development at Tengah Garden Walk in the west; and a 640-unit private condominium project at Jalan Tembusu, off Tanjong Katong Road in the east.

    Following Piccadilly Grand’s preview was the government announcement on April 25 of its plans to redevelop the neighbouring 10ha Farrer Park Field into a new public housing estate with 1,600 HDB flats integrated with sports and recreational facilities. The flats will be launched within the next three years.



    Existing sports facilities at Farrer Park Field include a field, former boxing gym, Farrer Park Swimming Complex and Farrer Park Tennis Centre. The government intends to turn the site into “a sporting commons”, with new and redeveloped recreational facilities, including a park and a Central Green Space. The facilities will be open to everyone.

    “The redevelopment of Farrer Park Field will certainly rejuvenate the neighbourhood and benefit the future residents of Piccadilly Grand,” says Tang Kok Thye, senior principal of ADDP Architects, the architect for Piccadilly Grand. “They will be able to enjoy the neighbouring recreational facilities at the sporting commons in the future,” he notes. In fact, Piccadilly Grand is well-situated between the new sporting hub and Farrer Park MRT Station, adds Tang.

    Piccadilly Grand has three 23-storey towers with a north-south orientation, and they have a footprint of just 29% of the 94,000 sq ft, 99-year leasehold site. The three towers sit on top of a four-storey podium. On the first level are 14 retail and F&B outlets taking up a total area of about 1,500 sq m (16,146 sq ft). There is also a 500 sq m (5,382 sq ft) childcare centre. The second and third levels are dedicated to the residents’ parking space, while the fourth level is the facilities deck, exclusive to the residents of the condominium. Facilities include a clubhouse with co-working lounge, dining and entertainment areas, a swimming pool and multi-purpose court.

    PICCADILLY Grand, a joint residential project by City Developments Limited (CDL) and MCL Land, has sold 315 out of 407 units – or 77 per cent of units – at an average selling price of S$2,150 per square foot (psf).

    Some 90 per cent of the buyers are Singaporeans, while the remaining are permanent residents and foreigners from countries including China, India and Malaysia, CDL and MCL Land said in a joint statement on Sunday (May 8) evening.

    Located on Northumberland Road, the 99-year leasehold development has 3 23-storey towers. It also has a 1,500 sq m retail and space for food and beverage (F&B), Piccadilly Galleria, and a 500 sq m childcare centre on the ground floor. The development is linked to Farrer Park MRT station.

    Apartments are priced from S$1.06 million for a 1-bedroom unit to S$1.35 million for 2-bedroom, S$1.79 million for 3-bedroom, S$2.74 million for 4-bedroom dual key units, and over S$3 million for a 1,582 sq ft 5-bedroom unit. Unit sizes range from 484 sq ft for a 1-bedroom to 1,679 sq ft for a 5-bedroom premium with a private lift. The 1, 2 and 3-bedroom units were the most popular over the launch weekend.

    The strong take-up points to buyers’ confidence on Singapore’s economic and residential property market outlook, said MCL Land chief executive Tan Wee Hsien.

    CDL group chief executive Sherman Kwek said the “immensely positive” response to the project is a “strong testament” to the combined expertise of both CDL and MCL Land.

    Shares of CDL had closed at S$8.06 last Friday, down 1.6 per cent, before the launch weekend.

    Piccadilly Grand is an integrated development at Farrer Park with 407 condominium units spread across three 23-storey towers; 14 retail shops (Piccadilly Galleria); and a 5,382-sq ft childcare centre.     Other amenities within a one-km radius include two primary schools (Farrer Park Primary School and Stamford Primary School), two wet markets (Pei Kio Market & Food Centre and Tekka Market), Connexion and KK Women’s & Children’s Hospital.

    In addition, Piccadilly Grand’s developers, City Developments and MCL Land, are reputable, with established track records for delivering outstanding residential and integrated developments.

    Selling like hot cakes

    Piccadilly Grand has proven to be extremely popular, attracting a crowd of 5,400 during the preview weekend in April. Buyers also snapped up 77% of the units over the launch weekend in May at benchmark prices for the area.
