Telok Blangah House in Harbourfront up for collective sale with S$98m guide price

MIXED-USE development Telok Blangah House has been put up for collective sale via public tender with a guide price of S$98 million.

This works out to a land rate of about S$1,887 per square foot per plot ratio, with minimal or no development charge payable, subject to baseline verification, said exclusive marketing agent SRI on Monday (Mar 28).

It also assumes 60 per cent of the gross floor area (GFA) will be used for residential and the remaining 40 per cent is for commercial use.

The 9-storey property is located in Harbourfront, directly across shopping mall VivoCity and just at the gateway of Sentosa Island. It comprises 4 levels of commercial units and 5 levels of residential.

It sits on a plot spanning 14,841 sq ft zoned for residential and commercial use under the 2019 Master Plan with a gross plot ratio of 3.5. The maximum permissible GFA is about 51,943 sq ft.

SRI said a new mixed-use development could potentially house 34 new residential units and around 20,788 sq ft of commercial-use spaces, subject to approval from relevant authorities.

Other nearby amenities include Faber Park, Seah Im Food Centre, Harbourfront Centre, Marina at Keppel Bay, Resort World Sentosa and Universal Studios Singapore. Schools within a 1-kilometre reach include Radin Mas Primary School and CHIJ Kellock.

The site is also a 10-minute drive to the central business district and has access to the Ayer Rajah Expressway (AYE) and Marina Coastal Expressway (MCE), as well as major roads such as Telok Blangah Road, Keppel Road, and West Coast Highway.

SRI Capital Market managing partner Low Choon Sin said the site offers a rare opportunity for developers to own a freehold site within the waterfront enclave and tap on the rising redevelopment of the Great Southern Waterfront Master Plan.
