In land-scarce Singapore, future expressways should be built underground or elevated above the ground like the via duct along west coast or Serangoon. CTE could have been expanded by just add a viaduct above it.

$21m for private estates

ESTATE UPGRADING PROGRAMME
MORE than 5,000 household are expected to benefit in the seventh batch of the Estate Upgrading Programme (EUP) announced by the Ministry of National Development (MND) on Thursday.
The six estates - Cambridge estate, Lucky Height Estate, Roxy Estate, Faber Hills Estate, Jalan Mata Ayer Estate and Beng Wan, Moonstone Lane and St Michael's Estate - will be upgraded at a cost of $21 million over the next three years.
The MND has also approved close to $3-million works proposed by the private estates as part of the Interim EUP, which focuses on small-scale and timely improvements.
A total of 200,000 households is expected to benefit from this.
Launched in June last year, a total of $25 million has been set aside as part of the I-EUP three-year pilot programme.

I am so excited after reading the details and construction map of this development. Let me narrate to you.
From the junction of Mar Thoma and St Michael's roads, we can see that the land in front of Beacon Heights is pretty wide and long. It houses a multi-purpose function room, a gym, one 50m swimming pool that is 6m wide, one recreation pool, one jacuzzi pool, and tanning deck on the first floor (actually it's the second floor). The basement is actually the ground level where the carparking lots are located. The carparks stretch from under the recreation pool to the multi-storey carpark. Behind the Elysia and on the right hand side of Beacon Heights only residential block, you will find a three storey carpark. On the top level of the multi-storey carpark, you will find the tennis court. A single lift service the multi-storey carpark. Beacon Heights has one entrance but two exits - one at St Michael's and the other at Mar Thoma Road. The main entrance at Mar Thoma Road will be able to see the cascading waterfall of the infinity pool.

I like abit of history.
This piece of land where Beacon Heights now resides is part of the St Michael's Estate off Serangoon Road. It is formed by two private apartments - Mutual Court and St Michael's Court - and a smaller plot of unidentified land within St Michael's Court. St Michael's Court and the unidentified land sits parallel to St Michael's Condominum.
On 12 April 2005, the Business Times reported that St Michael's Court was sold through collective sale for $21.62 million. Next door to St Michael's Court, Mutual Court had 34 apartments. It was put up on sale a year later. United Premas and HSR launched the sale of Mutual Court with an expected price of $23.3 million which worked out to be $275 psf and a development charge of about $100,000.
This was how Mutual Court and St Michael's Court looked like before it was torn down completely in 2008. Beacon Heights was then marketed and sold in 2008.
With only one block, Beacon Heights maximises its 63538 sqft land by building it on the former St Michael's Court. The garden and two swimming pools sit on the former Mutual Court hence providing a comfortable distance from the expressway.
