    i seen the layout with 2 carlots...basically the car lots+PES is about 70% of the entire strata space....tats y 6xxpsf...isit really a steal??

    2 bedders right? Huge PES... should have at least give 3 bedders... anyway why pay for private car park when car park is free for the rest. Must take away the car park space then it is worth considering.

    I got mine late 2008 at 7xxk. My initial choice is those 2+1 bedder facing towards city but will cost > 9xxk and it is also smaller in size.

    My only concern is there should have traffic lights at junction of main road. Traffic can be really terrible during peak hrs.

    Do you mean struggling to drive out from one exit that has perpetual heavy traffic is more worth it? Nin is 99 years and it has more expensive (psf) than Leicester apartments. But it is indeed closer to Potong Pasir MRT and St Andrew's Village (Pri, Sec, and JC).

    Oh u mean stack 1 is actually cheaper and yet bigger than stack 3&4?

    Then it is a good buy cos I thought stack 1 has a better layout

    the developer is stupid and inexperienced, after all this is their first ever foray into property so i am not surprised that they were more interested to offload at a bargain

    stack 1 is 926 sq ft compared to 893 sq ft.
    guess it is more ex because it will have city view.

    Hey thanks for sharing. Was there a side gate proposed? I never knew that!! If that really come true it would probably shave abt 3-4 mins walk to the mrt!

    Yup. One of original agent of that condo told me. She kept her documents well too. She said the developer sought permission to have a side gate next to tennis court/multi-storey carpark.

    I know St Michael's Condo has a side gate there too. It is used frequently.

    yes, I was also told by my agent that there will likely be a side gate.
    Elysia also had one...so I don't there will be issue to get approval. But maybe they should make a proper walking path there.

    Walked from Boon Keng MRT to Beacon Heights leisurely using the route I had highlighted below, I took 11 min.

    27th floor is completed and 28th floor (2nd floor of penthouse) is starting. Brick wall is completed on 20th floor. Windows installed up to 12th floor.

    Hi,

    why is BH's psf so dirt cheap compared to the rest in St Michael's or PP??? Somemore it's for a studio unit high floor and it's an iconic full condo sitting on a big plot of land??? Has it got to do with the layout or orientation or wat??? If not, it's seriously undervalued something is wrong

    OSM is alrady transacting at past 1100 psf.....AS above 1300 psf...Regency around 1300psf if I am not wrong.
