    When it comes to door knocking, a lot of people whom I know in real estate would be absolutely and completely freaked out to go knocking on doors.
    Other people are natural at it while some would just figure it out.
    For me, I'm naturally not afraid of that type of thing. I truly love to make a connection with the people when I am door knocking.
    I believe, when one door closes on you, another door opens.

    2021 Property Cooling Measures
    There are currently 3 groups of borrowers for property loans.

    #1: This group will stretch their loan to the maximum amount possible.
    #2: This group will go after a more balanced approach that will consider their monthly commitments that includes family needs and expenses. Some buffer is created.
    #3: This group is extremely conservative. They will take the minimum loan possible and will try to pay it off as soon as possible.

    The cooling measures is designed to work for the first group.
    The goal is to curb or at least slow down their desire to want a property quickly - which they might not be able to afford as they are stretching their loan to the limit.
    This group might be less patient in searching for cheaper property alternatives. And in that process, they might be outbidding other property buyers - and thus pushing the property market upwards.

    In my years of experience, I notice the first group is a small group. You can easily observe their more risk-taking tendencies. But they do exist.

    Let's assume a couple at the age of 35 earning an income of $10,000 and without any further loan liabilities.

    With a TDSR of 60%, they can loan up to $1,336,170.

    Right now, with a TDSR reduction from 60% to 55%, they can now loan up to $1,224,867.

    A drop of almost $111,303.

    Is it a big amount?
    Actually no.

    My observations tell me there are 2 different groups of private property buyers:
    - HDB upgraders
    - Cash rich ones (easily can afford a more than $2M property)

    But this drop in amount of loan will definitely deter those with limited budgets.

    So my assessment on this:

    Will this cooling measures create a drop in property prices?
    My answer is no.

    Probably be stagnant or maybe a very slight dip at most.

    I don't think sellers are prepared to drop their prices to suit the buyers unless they are desperate.

    But this also presents a good opportunity for those ready home upgraders now - because their competition from other buyers will now be more limited.

    Found some really valuable stuff here.

    We do the fishing using a fishing net. But when I am alone or with 1-2 people, we prefer fishing rods. People do that blasting which is very unethical and illegal as well. So do not go for that method.

    80/20 Rule vs 50/50 Rule
    When I get approached by families to help with their property choice, it is very common to find out that they have certain requirements for schools for their children.
    At the same time, they also have the desire to get a property that can do well in terms of providing good returns in the future.
    So when I asked them, if given 100 points - how much you want to allocate for family needs and investment?
    Most of the answers given is always 50/50.
    So the biggest question is are we able to achieve 50/50?
    Personally I think this is not so straightforward.
    Because we are putting in too many considerations into our property purchase.
    What are the common family needs?
    They are likely to be:
    ⁃ location is to a popular school
    ⁃ size of the property must be bigger than their current property and
    ⁃ the location must be convenient
    And when you ask them about investment needs, they will tell you that need to make money in 3-5 years time
    If you really follow this 50/50 rule, I believe you will be stuck for a long time finding that suitable property.
    Because you are trying to provide equal priorities to these 2 different goals. Chase both and you end up with nothing.
    Instead, I shared that we should abide the 80/20 rule
    Give priority to the property that will fulfil the 80% of the most important priority.
    And 20% will be the secondary priority
    So if you are looking for family needs as the main objective, then apply the 80% rule to fulfilling your family needs while 20% is in investment.
    In this case, you have to be prepared for a much longer investment horizon.
    For example:
    If you are upgrading, because you want to shift near to a school for your kids.
    Example Rosyth school.
    Then you might be surrounded by much older condos like Regentville or Terrasse.
    Then, you can fulfil your bigger space and within school distance for kids.
    But in terms of capital appreciation, you probably will need to take a much longer time because you are the 2nd or 3rd owner.
    If your priority is on investment and you are willing to allocate 80% to that important goal.
    In that case, you might be looking at Affinity which is a new launch but the size can be much smaller than the older resale units.
    Bigger resale properties will definitely be much older and the appreciation may not be fast.
    But new launch properties are much smaller or the price can be quite steep.
    In current times, it is hard to find a property that can fulfil every objective you have.
    Instead use the 80/20 rule to look out for what is most important to you.
    Then your property buying journey will be much more satisfying.

    Yes, currently the market is very sweet for sellers right now. We are seeing a peak in the prices and owners who have the ability to take advantage of the market right now - they should do so.
    But I can also understand the fear that you might be buying your next home at too high of entry prices.

    Look at what is "right" for you.
    List down what is more important to you and your family.

    Stop listening to people who tell you to buy a property, simply to “flip” it in 3 years for a “profit”.
    I’ll explain to you why.
    Firstly, the condo inventory and availability, especially new condo launches, will be very limited in Year 2022 (this year).
    Why?
    Because condos that launch this year, were a result of them being planned a few years in advance.
    For example, a 2022 Condo launch, is usually initiated in 2017, or 2018.
    And since not many condos launches were initiated in 2017 or 2018, this leads to a severe shortage of condo launches this year in 2022.
    The REASON why not many developers wanted to initiate condo projects a few years ago, is mainly due to 2 main reasons
    Because at THAT time, the market was slower, in the property cycle downward trend.
    Secondly, it’s also because very few land plots were “released” by the government to be bought and developed by condo developers
    The basics of demand and supply simply means that if there’s more people wanting something than it is available…. Prices will keep going up.
    And yes, most people agree that prices for private properties and condominiums will keep going up in 2022.
    HOWEVER...
    There’s a few pitfalls to look out for.
    If you hear the blanket advice to “simply buy lor, close both eyes also sure make one” kind of advice…. Be wary. Be very wary of such advice.

    Gary I brought this place because it was a freehold unit selling at a 99-years leasehold price.
    This is what I regularly hear from my readers when they share why they bought.
    But this is the problem of you exchanging 99 years LH with freehold tenure.
    Things get smaller, facilities get lesser and the overall feeling?
    People get turned off.
    Visiting my client in a rental unit he is staying now which is at a freehold development.
    The corridor is really long and narrow.
    Kind of feel the same to the unit I am selling for another reader's parents at a 1-room HDB at Telok Blangah.
    (Yes, I sell 1-room HDB flats also)
    How do you expect people to fall in love and pay for this type of unit?
    When this is the 1st impression your buyer gets when coming out of the lift ����‍♂️����‍♂️����‍♂️ ?
