This one hah, ai yao, BIG BIG bay windows, balcony, air-con ledges and still have planter area. Seems to me like actual usable space is sometime less than 90% of the stated size of unit? I will give a pricing of 10% discount on psf basis compared to neighbouring condo estate's units if I am going to buy. Some more recently heard owners asking for $1600 psf or more! Ha ha ha! I fell off the chair after hearing that. Neighbouring Park Infinia etc only selling $12xx psf and some more we need to discount say 10% on the PSF for the useless BIG BIG bay windows, air-con ledges etc!

much nearer to newton MRT and schools...
    that's d attraction n it's not only $1600psf. i saw one in papers today asking for $1900psf
i wont be surprise if foreigners pay d price for this considering that singapore is better place 4 investment versus other countries.

locals like me will continue to complain and have d "wait c" attitude. others will just go in n make d monies

i also want to buy lower but the timing is always out.
market down...sellers praying hard for rebound and held on to prices.

market up..sellers withdrawing from market and asking for higher prices

so many months waited and waiting and still waiting, how come market is not digesting the buyers' views.

other investors /foreigners shooting the market?

You still have not bought? Too late already liao lah.
The best time to buy is in 2008 Dec-2009 Mar before the current stock market rally (followed by the property asking price rally)! But stock market now very wobbly, may be will go down the drain (and property asking price will follow). May be can still wait.

contradicting - your first and last sentences...is it too late to buy or not?
on the hindsight. dec2008-mar2009 good time to buy but then bankers cannot give high financing margin and valuer scared to give value at purchase price....

double whammy...lower margin and lower valuation price.

now master teddy bear, when is the best months to buy since we are into 2nd half 2009?

i agree with this. its not only the stock market rally that is wobbly, the global economy is now at a decisive point between recovery and downward slide again.

Sorry I am not god lah, can't tell you when to buy (can only tell on hind-sight! ).

But read the Straits Times today on proposed law to tax on capital gains from sale of properties! This is sure a dampener to property prices and will most likely affect property prices! As of now, most property stocks already crashed almost 5%!

Looking at the price of $1650psf for #11-03 in Oct 2009, $1730 has not really gone up alot given a height difference of 4 floors.
