    Livia is almost TOP. However, i notice that it comes with groundfloor carpark, instead of basement carpark as indicated by the developer. It this the norm?

    The entire development is on higher ground. They dig the slope and hence the carpark is on the same level as the road.

    I guess they are rushing to do up those NV blocks facing Livia first so
    that when Livia folks move in will not "koa bei kao bu" the noise, dust and mosquitoes.

    Definately watching the prices of the few projects over in this area especially when TOP and investors/buyers starts to sell. This will set a new high benchmark for the others, and those in Pasir Ris Dr3, and the Flora Road/Drive FH projects. Will all reach the $1000 psf mark and above, it will be in 6 to 12 months time, thats my guess.

    Not really. Sale volume may have gone down as buyers anticipating CM and seller held back for US's QE, another external booast comes Aug. Prices for new launch may not be so aggressive given the supply in 2014 onwards but there aren't many for TOP projects. So Livia should still be pretty hot...

    It's nice to know that a 4-bedder, 1500+ sqft done at $1.4 mio. Looks like many owners are waiting for key-collection and holding prices.

    @devilplate: About 2 years ago, my mum bought a Livia Condo 4 bedrooms unit at Pasir Ris, where the average cost psf is only $650. As of this writing, the psf has shoot up to $800 plus. So my mum have made about $200k on paper.
    Just for your information, Livia is develop by CDL, city development limited and they actually bought the entire land more than 10 years ago as freehold.
    But CDL is developing the condos and sell as 99 years lease. Isn’t that a smart move?......-------> I copy from : www.liviacondo.com

    Went over the weekend. Nice finishing .. sleek, classy, love the white/platinum overall theme. The exterior reminds me of casa merah.
    The unit is eaten up by huge bay window and planter thg. Nice PES units - some are beautiful balinese themed with many plants/flowers. Overall lovely setting!
