    To me, this is the most worth it condo in the central/city area.

    I was quoted $700 psf that time. Can even get discount. Just across the road is district 11 condos selling for >$1,000 psf like Strata and Park Infinia. Trust me, if you know what is worth, this is the one.

    Mera Springs 2 bedroom 1066 sf asking $ 954,000???? Can ah? Wow like that Oxford Suites is better deal wor..

    Building is almost up but looks a bit like public housing... doesn't have the luxurious feel.

    Exclamation Mera Springs

    We passed by Mera Springs and find it outrageous that the sellers here assume they can ask for Novena prices for this Little India project. Its a wannabee property, in my humble opinion. Even quality of building is okay at best; you can definitely see the contrast from this and the ones across the street in the Novena area. The location has nothing to offer especially with decrepit houses all around, a cheap hostel beside it, and an abandoned building being the only source of open area. The closest park is Kampong Java, used to be a cemetery, now a mosquito magnet lily pond.

    I heard seller still asking for 9xx or even 1xxxpsf (think for 2 bed 1,044sqft), hope they will be more realistic by now...

    Well, some owner are not urgent to sell. So their price are not so realistic. It's depends on a lot of factors.

    some of the sellers are already willing to come down and being more realistic.

    Recently heard 3bed room, 1,227sqft going for 805psf...nonetheless, i still think it high but at least there is a good reflection of a start of decline...

    Hope seller understand and get the price right for market to move at least not at lost for them....which i think the hard hit is real to come (personal opinion though)..

    What do u all think wld be a good price for mera springs? Wonder if there wld be a lot of aptments for sale since most of the owners there appear to have bought for staying and not investment (this was what I was told by agent).

    Yet another record breaking price in the latest transaction.. this time is Mera Spring.. big units sold at record psf

    $1,600,000 1292sf $1239psf
    $2,150,000 1841sf $1168psf

    Not surprising, most of the newer developments are trading at 1400 psf up. This project presents value buying especially most are big format units with little space wastage. By the way, I am not vested in this project but vested in this area.

    this project is way too near the CTE even if you don't face it...
    visited a friend there and its impossible to live with your balcony open... it is really really noisy...

    It looks good value if one doesn't mind some potential drawbacks.
    Its very near to the CTE, visited one of the blocks, could hear the CTE noise. I think they have small mosaics for some parts of bathroom.
    Cannot be compared to the big condos in Newton/Novena area.

    If is near the MRT then will be 14XXpsf... not 12XXpsf lor
