    if your budget is below S$750k, I guess you can look at subsell units, most of them below the range and can get high floor as well....Well I am referring to 3 bedroom around 1066sqm

    Just look for good deals. Specilators have shown signs of cracking. Just spot the opportunity.

    Ya you are right, not only noisy, it also block by the other block and I prefer to have an open view. I also got a unit at block 63 facing tennis court.

    25 is not facing tennis court right? i thought its facing the road???

    cuz 25 n 26 are door to door.

    expect lots of wind for blk 63 =p infront of us is an open area... sure to be cooling at nite.....

    i'm so excited.. everyday thinking n dreaming of my new home. =p i wonder if u guys has this pre-move-in effect. haha

    i understand they TOP block by block. so certain blocks can move in 1st. maybe the earliest will be end 08 then the later ones maybe june09 progressively.

    Stack 25 is facing the main road. May I know the side wall of stack 26 it's made of concrete or glass panel. Any afternoon sun?

    I remember I saw the signage stated completion in Sept 08 last year. Why are changing it to March 09? The progress seem quite fast to me still to-date, moreover this project was under deferred sheme before; the longer the developer delay the longer they get their money.

    Thanks for your info! I'm staying in blk 63 xx-26. Looks like alot of 63 neighbours in this forum. Hope our block wont be blocked by highrise bldgs in future.
    I like the process of renovating n doing up a new house. Say i'm anxious, i'm already doing homework how to do up me & my husb 2nd "bird nest"! :hee

    Ya. I saw the signage too. I think the contractor ask for EOT(extention of time).

    I thought of celebrating next CNY at my new condo.. Looks like impossible..

    There will be a new road cutting this vacant plot of land into half. That is the compassbow road will be extented to the mosque which is still under construction.

    Drove past TQ when its dark just now. Show room was still "SUPER" bright and opened. the masterbedroom toilet is also bright and open. Found that i can actually see through the blind in the bathroom. That means the bathroom is as good as transparent.

    Any comments?

    I understand from my agent that the master br of 26 wont be under mager attack of west sun, unlike the other room. cuz the other room is facing that west sun with the glass window......

    good thing is we're working adult so rightfully, wont be at home in the afternoon. so by night the effect should be wear off.

    Mmmm... that piece of land may have development but wont be those high rise building cuz of some pressure issue i guess.

    whatever the case is... i just hope that TQ will turn out to be a nice and wonderful environment to live in with many shops and makan all around us =p

    SINGAPORE: Prices of mass market and mid-tier condominiums are expected to remain strong this year.

    But those of high-end residential properties could taper off by up to 10 per cent.

    And if you're looking to buy, the market is in your favour, according to Propnex's CEO, Mohamed Ismail Abdul Gafoore, in a speech to alumni members at the National University of Singapore.

    Despite the weaker market sentiments, industry players expect mass market condominiums to do relatively well this year and prices are set to climb but at a more sluggish pace.

    And more supply will come into the market as 31,000 new private apartments are completed over the next five years.

    Propnex said it's now a buyers market and home hunters could get good deals.

    Mr Mohammad Ismail said: "When we compare the prices of places like Parc Oasis or Woodsgrove condo, the prices today hold and in some instances are even higher per square foot.

    “Look at today, the public housing pricing, and the DBSS pricing per square foot. They are already going at almost S$600 if one would want to buy at a mass market price that is less than S$800 with full facilities."

    According to agents, the landed housing space could see modest growth but prices should hold steady.

    The outlook is less positive for luxury apartments, which only six months ago were transacted upwards of S$2000 per square foot.

    Property agents expect the dust kicked up by the US sub-prime crisis and the rising oil prices to settle by 2009.

    They are also confident that the future is still bright for the property market as Singapore has the right fundamentals in place.

    Meanwhile, demand for public housing is expected to remain robust this year, providing to prices.

    Propnex says home buyers may snag good deals if they want to upgrade

    SINGAPORE: For those with an eye on property, it's a buyers market now, and home hunters who've done their homework may be able to snag some good deals, especially for those looking to upgrade.

    This, according to real estate agency Propnex's CEO, Mohamed Ismail, who held a talk for alumni members at the National University of Singapore.

    Prices of HDB flats jumped 17 per cent in 2007 and it is set to continue its climb in 2008, though at a more modest pace.

    Industry players also expect robust demand with HDB ramping up its building programme.

    But the private residential space is seeing prices moderate.

    So, some property agents said it's an appropriate time to upgrade if home owners can afford it.

    Mr Mohamed Ismail said: “If someone wants to buy a mass market property or upgrade to a landed property, I think this is the best time for the HDB owners.

    “It makes sense for them to sell their public housing when the market is positive and go look for a bargain buy to upgrade themselves when the market shifts and starts to move.

    “A 10 per cent increase in the private property would mean that a million dollar property would cost 1.1 million. While at the same time, a 10 per cent increase of a HDB property that is worth S$400,000 is going to grow by 40,000. The net result - you are going to lose out.”

    Agents said the private mass market segment will continue to do well this year, with prices creeping up slowly.

    "Look at today’s public housing pricing, and the DBSS (design Built and Sell Scheme) pricing per square foot. They are already going at almost S$600 if one would want to buy at a mass market price that is less than S$800 with full facilities," the Propnex CEO continued.

    In the high-end space, prices are expected to fall by between five and ten per cent from six months ago.

    But prices of landed homes may be steady.

    Property agents expect the dust kicked up by the US sub-prime crisis and the rising oil prices to settle by 2009.

    They are also confident that the future is still bright for the property market. That's because Singapore has the right fundamentals in place.

    My present neighbour shifted to Kovan Melody before CNY this year. She told me that they actually "group together" to engage the contractor for renovation. Read from some articles mentioning renovation also surge tremenously. It may be a good idea if we can also "group together" prior to TOP so that we can get a good deal.

    Yes, good idea. But how to start forming the Group ? We'll need a Champion. Can you be one? Even with grouping, how do we know if they give us good deal? Perhaps Group can discuss strategy for good deal later...

    wow... so many **-26 neighbors here. good good... i think to get the best deal when you don't have any contractors before... you can try getting a few contacts that ask for quotes from them. ofcause, look at their portfolio if possible. you wouldn't want something that's too cheap and can't deliver to what you want contractors...

    That is the reason i got blk 63 cos its open space. But though its transparent, can put blind to beautify n it looks v nice too just like how it is done up in the old showrm.
    As for Contractor, blk 63 neighbours, u all may wish to try out my contractor, Maxpro Interior, David @ 90068441. He do not sales talk n is not like those commercialise contractors. He has done up mine & my friends & customers shops & houses. All done up v nicely n @ reasonable price.
    I like him cos he is a perfectionist like me n make sure all work is done up perfectly
    I'm with a number of contractors b4 n i had enuf of their "promise & nvr deliver" manner.
    But note that I'm not earning commision or getting any benefits for the recommendation.
    Neighbours can put his under one of your choice contractor.

    Sorry was out of town...I cashed out from stocks and switched to Property.This is in line with the govenment policy to increase the population to 6 millions...this figure will not be possible in the short term unless you have influx of foreigners. indirectly, a demand for public housing..

    looking back i think it's the right decision for cashing out from stocks..of course the reversed could have happened..kinda lucky for switching correctly tho..

    Quartz was more for rental and main draw was the mrt and reasonable price then. the main draw was the deferred payment scheme. .paid the intitial 20% and the rest till T.O.P...meaning, upon T.O.P the monthly rental should be able to finance the remaining 80% to a certain extend..

    Buangkok estate is relatively new...as such not much amenities for now..the growth and housing prices will be greatly determine by the future master plan...so far nothing yet..however, i believe there should be plans to develope the huge plot of land above the mrt. too many speculations but nothing specifics yet..

    As i mentioned earlier, i did a wrong decision to purchase at high price in 97 but subsequently made up at 2003. Nobody can predict the future trend..just wanted to get my point across..stop calling your neighbour stupid if they were to pay a higher price than you..unless your motive is to deter people from buying...

    Just spoken to my previous neighbour now@Kovan Melody(KM). She told me that her contractor was previously recommended by Kovan Melody developer. So called an approve contractor for KM. Thus they "group" together to engage them. She said she actually hunt around but finally still went back to the "KM - Contractor" as it was the cheapest at that time.

    As TOP for TQ is still at least 6-9 months away, the so call TQ-approve contractor is not "surface" yet. Why don't we try LA-contractor "Maxpro Interior, David @ 90068441" for the time being? So harm comparing before deciding. I'm sure we can get a good bargain if there is volume.

    LA, how about it??? You can be the champion since you know Maxpro right?

    The contractor will have ID right? I prefer one with good ID, and of cos the work by contractor must be good too..

    Its not a prob liasing. But dun think the price will all end up the same since design varies. But from past experience, beside cheaper price, we have to look @ the quality as well.
    Lets meet in TQ once we get our keys discuss further. Looks like we r all getting excited.
    But I wld suggest everybody to look @ more design since it is still long way to go. Some design will go out of trend v easily. today u might think u like this design, 6 months down, you might get sick of it already. Me & my husb use to like wall "anna sui lookalike" wall paper. Think the trend going down soon.
