    Agree..So what if you buy cheaper, it will not realised into real hard cash unless u sell..Its always a time cycle..buy high now, u will sell ur current property at higher price too..
    Sneering at others will not increase the value of your purchase.

    I also bought early last year at around $52X PSF. Taking into consideration the high construction costs (had already increased more than 50% since then) of above $300PSF (without land costs), no way the price will go to last year price even if the housing going south. The most the developer can do is to give bonus reward like now. So those who wish to buy will have to take this opportunity.

    Well Done ! I grab one today at only 1.05 mil, must be one floor below yours. Our XX-33 is best unit, ie. bungolow in the air (no sharing of wall with anyneighbour), bay windows on all sides of living room, secret garden on my floor (i think) and NS facing (no moon/sun) and finally pool facing which give effects of resort living at all times. At $750 psf is good buy when compare with other new condo such as waterfront ($800), Kovan Melody (900 psf),etc. Wait no more as 3 + 1 is limited stock. Am happy with my buy and looking forward to stay in a years time. Cheers to all 3 + 1 buyers.

    I am thinking for the xx-33 premium unit, the price should be in the range near $800 and above. My ERA agent told me 3-4 months back when I bought a small 2 bedded freehold condo in district 15 from him that he can also help me to get one of the xx-33 premium flat. (He said he will be reserving one for his own when it launch) At that time, he told me the price start at 1.1mil onwards and are the hottest among the new launch. I thought it was really unbeliveable to pay above 1 mil for a leasehold flat then. Look like with the increase in construction costs, this will be the price you need to pay now and maybe more in the future.

    $450 is a good buy.. Now is $700+ per sqft. That is $250/sqft profit..

    Aiya, 1 mil is nothing nowadays. HDB in Town area already selling at 700k, HDB in Toa Payoh and AMK also selling close to 700k.

    wow, u must be good in maths.. That is provided u have enough $$$ in ur CPF. 8% rebate is for limited period. if respond is good, developer may decrease it to 5% or less.

    Ya la. Not too bad. Me working as a Engineer. Have a bit of CPF and I think enough to pay the balance 15% in full. Will do some calling tomorrow to see if the rebate still on?? Anyway, thanks alot.

    I think the finishes is definitely not "top notch" but at least slightly above avg. The toilet basin is not well design for practicality. Did not max space for more storage and felt that the basin storage door would not last, eg. hinge will rust since humid in toilet and wood might also give way in no time. Noted that aircon provided is premium brand, ie. Daikin. The cupborad doors in the bedrooms, except master bedroom, also look filmsy. I think IKEA can provide better quality. Do you agree with my comments ? Anything to add/subtract?

    Ya,agreed with you, but at that time and price for the TQ was so reasonable. I think should be ok loh. Compare to today pricing, the developer may want to give better quality finishing. eg the basin....

    I think leading brand for home aircon is Mitsubishi and Daikin based on reliability and energy savings (inverter). Korean or other brands, eg. Mcquay, are inferior to these 2 Japanese brands.
