I think the fencing is ok for me, very friendly feeling, not enclosed like wall covering up the whole condo. Thanks LA for the invitation. Happy Lunar New Year to everyone in TQ. Hope to see you guy soon...

Their location is also usually not that near to MRT. I have a friend who is staying there. She takes a feeder bus to get to Buangkok MRT cos it's too hot to walk the 12 mins walk.

So technically, one shouldn't be expecting their psf to be the same.
Time will tell whether TQ is worth the 250psf premium it has over Rivervale. Rivervale will be 10 years old in 3 years time and will be free from the rules, so it is a good investment in these times. If you think "private" condo command higher price, just look at the prices of Regentville, Hougang Green and Rivervale Crest...

I really cannot hold it for not revealing this.

The price shown in caveat is before discount. Don't be a fool to think that TQ can still be commanding 700+psf at this period.

In fact, more discount is coming!

So after 12% discount is about $670psf. Anyone know whether got more discount coming? $550psf I will seriously consider. Buy already can sleep well...

Don't understand what you mean by price discounted more from caveat. Isn't a caveat the actual transacted price?

Cash back from developer in terms of renovation cost return or some form of discount gimmicks. Developers had to do this during SARS and they are starting this dirty trick again.

This is to maintain nice looking caveats, as not to destroy the value of the remaining units.

    Wink TOP status

    Hi all,

When developer apply for TOP and they are complied with then the application for the TOP may be issued within 7 working days. However, we are adviced to check directly with our developer on this matter.

The building regulations are mainly to ensure structural safety with the appropriate qualified persons responsible to supervise the design and construction of these buildings.

Some developers may submit their project for the Quality Mark Scheme to ensure a high standard of quality for their building. However this is a voluntary scheme and is not mandatory.

    Default TOP

Lights at staircase are on.. TOP should be around the corner. Workers are also working late to rush the works.

    Hopefully top should be faster.
