    SINGAPORE (EDGEPROP) - NoMa, along Guillemard Road in Geylang, is offering early-bird discounts of 13% to buyers who purchase units on Aug 29. The development, by Macly Group, will comprise 50 freehold residential units across three distinct blocks.

    One-bedroom units at the development will start from a guide price of $715,750, according to the developer's updated pricing. Buyers will be able to collect their keys latest by November 2023.

    NoMa was inspired by New York City’s NoMad district, shares Joan Chang, marketing manager at Macly Group. The neighbourhood became gentrified over time, with historic buildings refurbished, and has welcomed new restaurants, hotels and condominiums in its vicinity. Chang draws parallels from this to NoMa’s enclave in Geylang, which, due to gentrification, has attracted a “hip and cool” crowd.

    NoMa sits on a site of 13,727 sq ft, and is the redevelopment of five terraced houses purchased by the group in January 2018 for $20.55 million. As the owner of a two-storey landed home held out from selling the property, Macly planned for NoMa’s three residential blocks to surround the landed home, each with a different facade. “We didn’t manage to buy the land, so we had to design something that is still unique,” says Chang.

    Describing NoMa as “exclusive”, Chang says that each lift in the development serves a maximum of three units. Some of the four-bedders have their own private lift.

    NoMa is some 500m from Dakota MRT Station on the Circle Line, and is within close proximity to schools such as Dunman High School, Geylang Methodist School and the Etonhouse preschool. Amenities such as Kallang Estate Fresh Market & Food Centre and Old Airport Road Food Centre are also nearby.

    For the project, Macly has engaged local artists Angella Yuen and Samantha Chiang to snazz up its facade walls. An art mural spanning 12m will dress up the rooftop area on the sixth floor, which houses amenities like an 18m swimming pool, lounge decks, barbeque pits and an outdoor callisthenics gym. There will also be another mural at the north entrance of the car drive, Chang shares. “In New York, it’s actually very cool to have art on your building, so we thought, ‘Why can’t we do the same in Singapore?’”

    Macly has designed “work-from-home friendly” layouts for its residents, Chang says. Homeowners will be able to work from a television console that doubles up as a work desk, equipped with power plugs. Sliding glass doors fitted out in some units will also allow users to utilise the space as a work space in the day, and a bedroom at night, says Chang. “This is actually designed with bachelors and young couples in mind”, so users get flexibility in their spaces, she says.

    The boutique development marks the second property launch for Macly this year. In the first quarter, the developer launched Tedge, a mixed development in Telok Kurau comprising 42 residential and four commercial units. According to the developer, Tedge is now about 30% sold.

    SINGAPORE (EDGEPROP) - 33 units at freehold NoMa were sold on Aug 29 during its early bird preview sales. Developed by Macly Group, it is a freehold project located along Guillemard Road in District 14, comprising 50 one-, two- and four-bedroom units.

    For Macly Group, it is the first project sold via placement with strict Covid-19 measures in place. Additionally, it is the first preview sales exercise that the group conducted digitally, via Zoom. Physical viewings were staggered and by appointment only. A portion of buyers were not physically present at the showflat.

    According to Macly Group’s press release, “the overwhelming response took [the group] by surprise”. Within one hour of the preview at 11am, all one-bedroom units were fully sold. As of noon that day, there are only two available four-bedroom units left.

    “Selling 66% in our Early Bird Preview gives us encouragement that there is still robust demand in the property market both for homeowners and investors,” the developer adds.

    Macly Group offered early-bird discounts of 13% to buyers who purchased during the preview. One-bedroom units at the development started from a guide price of $715,750.

    At NoMa, one-bedroom units range from 388 sq ft to 463 sq ft. Two-bedroom apartments start from 603 sq ft to 850 sq ft, and four-bedroom apartments are sized between 1,163 sq ft and 1,335 sq ft.

    Facilities include an infinity swimming pool, barbecue pit, rooftop dining area and a calisthenic gym. The development is expected to be completed in November 2023. The sales gallery is located next to 501 Guillemard Road.

    In terms of design, NoMa’s units feature convertible spaces that double up as a study table with power points. Its exterior and facilities are “inspired by New York's vibrant NoMad district”, according to the press release. A 12-meter high art mural by a local artist stands on the roof terrace.
