u can't say that lah. each has its own goods and bads. Clover is in the midst of so many HDBs, but it's facing a park and nearer to Bishan. LKS's Peirce site is next to the same park, and facing a golf course, and far less congested. but it's further away from MRT and also has a popular temple right at the door step. 10ys later if Thomson Line really gets built, it may get a station near by.Originally Posted by BB
one thing is for sure, LKS will re-benchmark this area just like Vision did to West Coast. for anyone vested in this area, it's definitely a good thing.
As a resident of Bishan, just across from Clover, the only think better in terms of our location is the deemed "walking" distance to the MRT.
Other than that, LKS Thomson site offers better exclusivity, being in a cluster of private housing estate, with HDB across the street and with similar amenities like closeness to HDB faclilities and a shopping centre nearby, until such time that the new Thomson DTL is ready.
Pros & Cons on the LKS Thomson Site.

SINGAPORE: Residents in Thomson are upset over plans to build a funeral parlour in the area and they expressed their unhappiness to the Transport Minister on Sunday.
Minister Raymond Lim was holding a dialogue session with the residents after his community visit to the Thomson Division.
The session almost got derailed by a lively exchange on the intended building of a funeral parlour in Sin Ming.
Residents asked why the URA and HDB want to build another funeral parlour in the area when there are already many funeral parlours in the area.
They also wanted to know how this would adversely affect the prices of their houses and whether the government would compensate them for the drop in property prices.
In fact, the issue has been brewing for months now.
Residents did meet URA representatives but they were disappointed.
One resident said: "When they tell me that the meeting was like something (that has been) finalised, (it) reminded me of the show 'Just Follow Law'. Somebody upstairs say, build it there, so build it there. If this is something so important in Singapore, why there? Why not Orchard Road area?"
Another resident said: "I agree when he (URA representative) said that as a result of ageing population, we needed more funeral parlours; (it) made sense.
"What the residents are against is: why Sin Ming? Are we now creating the area into a funeral hub? He said, 'having such a beautiful facade is going to help'.
"Another shocking thing I hear from one official is that 'it's going to look like it's Disneyland'. Come on, death is something that should be dignified, not a Disneyland concept. So that was another disappointment for the residents."
A third resident said: "According to somebody who gave me this (information), in the central region - we are in the central region - (there are) 21 funeral services. There are another two in the northeast and one in the east. A lot of places do not have funeral parlours, so why Sin Ming? One of the strongest reasons URA gave is that it's central. I don't know why it is central. There is no MRT service going there and buses servicing the road are also very few."
MP Hri Kumar, who was at the dialogue session with Minister Lim, addressed the concerns of the residents.
Mr Hri Kumar acknowledged that the siting of the funeral parlour was a difficult issue.
But he said the decision is not final and that discussions are still going on with the authorities on ideas such as having a commercial building on the adjoining plot to block the view of the funeral parlour from residents.
Mr Hri Kumar added that there would be no Disneyland concept.
"This Disneyland idea, not sure how it came about, maybe a poor choice of words. As I understand it, there is no Disneyland concept. It's not going to be a rollercoaster ride into the parlour," he said.
He also explained why the authorities chose Sin Ming.
Mr Hri Kumar said: "In the unfortunate incident of someone passing away, relatives and friends from all over the island will want to come and pay their respects, and the feedback from the funeral parlour operators is that when you have a parlour in the outskirts, in a very difficult or very inaccessible part of the country, it makes life difficult for residents from around the country to go and visit and pay their respects."
He said that when HDB and URA tendered out some land in Yishun for a funeral parlour some years ago, it failed because operators said it was not commercially feasible as it was too far-off. - CNA/ir

when the Clover was 1st launched, I commented the exact same issue, but most people dun really care, so I gather this part of the business is largely forgotten. When I was a kid, the entire Bishan area is deemed as a , errh, not so popular area for similar reason. but today look, $900,000 HDB 1st appeared in Bishan, not Queenstown.
in any case, LKS's site is actually quite far from all the "business" u know. prob as far as Clover.
Nothing wrong with your comments but I would like to correct the statement regarding $900k in Bishan. That is one isolated case as the HDB unit involved is a very special unit with special qualities. Who the hell would want to pay >$170k above valuation for a normal HDB? If that unit is at Toa Payoh, I would consider real seriously to pay 1 million for that. However, Bishan area in itself is undergoing transformation, especially Bishan Park. Agree that the value will go up! Regarding LKS site.. I think it boast spectacular views for high floor units and a likely hood of a nearby MRT. A very high chance because of his name. His name has powerful connections. I would think it would be priced similarily to the Vision pricing model, which is above current market rate. Overall value increased.
LKS site not even launched yet, how do we know there are nice views, etc.
and Thomson DTL are merely speculation...
do note that the was also talk of a Sin Ming MRT station at the current Comfort Taxi office which is just 500m from Clover...
I took a ride on the circle line with my kids over the weekend. I think the circle line will be one more thing that makes Bishan a very important hub in future. With the circle line, Bishan is now the most well connected place in Singapore. It is at the centre of Singapore, and connected to North South line and circle line, two very important MRT lines.
Rain or shine, via MRT, you can get to almost anywhere within 45 min and most of the places in just 30 min. When the last stage of circle line is done. You can take it straight to harbour front without having to change.
And Bishan is not far away from North east line either. Just change train at serangoon can already.
I predict that Bishan and Paya Lebar MRT will be key switching hubs in future for people. This will make keep property prices in Bishan high.
People may say that Clover is not that near to the MRT. Most don't want to walk that far. But the bus stop is literally right outside the estate. And any bus you hop on will take you to the bus interchange. Its not one bus, its 4 buses. Even Bishan loft don't have so many, there's only one or two busses at Bishan loft that goes to the interchange.
And by bus, its literally just under 5 minutes to reach.
Which would you choose, to walk for 8 to 10 min to an MRT, or to walk 1 min, sit down and wait for less than 5 min, and take a 2 to 5 minute bus ride, and then get off at the MRT door step? I honestly don't think its that different. So, because of the big number of buses available at Clover, its travel time to MRT is no different that a place which is 8 to 10 min walk to MRT. So, while the physical distance looks further, it actually isn't.
And from Bishan MRT and Bishan interchange, you can go literally anywhere and reach it in half an hour or less. Orchard road is just a few stops down the North South Line. Paya Lebar, Geylang can be reached within 20 min, in future, Harbour Front can also be reached within 30 min without even having to change trains. Holland road in less.
Circle line also goes to the Indoor stadium, National stadium, Suntec city, Singapore flyer. In future, when they complete downtown line extension, it will link from promenade MRT to Bayfront MRT where the Marina casino will be.
I honestly can't think of a much better connected place than Bishan now. Another good thing about Bishan is that you don't have to change train much. So, you save time on that.

And in actual fact, you don't want to stay too near an MRT line or station, convenient it may be. The noise can be heard if you stay too close. So, CLover has the best of both worlds. The tranport time to Bishan interchange and bus stop is similar to 8 to 10 min. Yet, you won't have to worry about the noise from the trains.
Instead, you get to face a nice park and landscaped "river" instead of an MRT track.
I think people who eventually stay in it will know how convenient it is. This kind of thing you have to experience first hand before you know. People just drive and think wow, its not that near the MRT station. In fact, it is! You just have to be willing to take a bus, any bus, from the bus stop outside clover.
Don't think of just walking. Include bus as a transport, and then look at the transport time and this perception that Clover is not "near" to the MRT station will change a lot.
Via bus, Clover is no further away from Bishan MRT than Bishan Loft, and in fact, I think most of the time, People hitching a bus from Clover will reach Bishan MRT faster. Why? Because the waiting time is likely to be far less than a guy waiting to catch a bus at Bishan Loft.
