    Below $700psf might be those bigger units like 1500sf & above??

    Btw, those block 2 street facing still below $700psf?? I called up agent and they quoted $750psf & above (this is price after 3% off). Could someone reconfirm? i am interested in getting a unit at Clover if prices has not gone up much. Thank you

    I bought mine at $7++ abit psf for 12++sqft in May '09.
    So Cl0ver's unit definitely is bigger in size

    yes, the corner units are larger in size hence have a lower psft because of extra "unliveable space" like those large balconies.... mine is stack 13.
    i considered this a bargain really compared to the middle stacks because its like value for money. However, the quantum could scare alot of ppl because almost all corner units will cross the 1mil mark.

    I will phrase the larger units having "unliveable space", but more on additional "luxury of space". In fact, its roughyly about 300+sqft more
    and this are distributed to the master bedroom toilet which has a 180deg
    view, bigger entrance balcony and bigger kitchen as well as the kitchen's
    yard area. So, if the psf is lower than the 12**sqft area, then IMHO,
    is really value for money. my 2cents worth.

    stack 13 is park facing, $700 psft is very nice price.
    now units in stack 13 should be around $900 psft.

    haven't seen a subsale transacted at that price yet....
    but if perceived value is there, i can sleep well at night...

    the drain will be demolished and recycled as raw materials for the river bed. so, according to the "master plan", the area where we have the current drain will be converted into paths, gardens, and a southside cafe.... and the river redesigned further back with a snakish curve and its going to be wider than the drain... so expect some water sports activities..

    see where Clover would be....

    Stack 15 still available? I thought all the park facing units at blk 6 sold out within 2 weeks of launch. I got it at a very good price around $700+ psf. The potential will depend on how the $76M bishan park makeover will turn out & whether the next wave of foreign buyers will come in after the IR opens.

    how to you know the unit number? unit number is not provided in URA's website....

    Yes, that is available there.

    But I am not sure that if it is going to be there for long. If they did not obtain the license for the data... such as just obtaining it from URA as an end-user and reproduced to the public for free... then it might be shut down by the authorities eventually. If not the case, it is a good free service.

    went past ytd, the two blocks are coming up nicely, dwarfing anything beside them,
    but seems like they are a bit close to the HDBs beside.

    yes they look nice, and in fact will be quite a sight in otherwise ageing Bishan town... no probs with higher floor units (must be at least >14), nearby HDB also cannot see them...

    For the central stacks of Blk 6, stack 14 and 15, there will be no constraint. In fact to have a good park view (nearer), I would prefer lower floors something like 5 to 10 storey....

    Now already constructed 30 floors. Taking ave 3 floors per mth, by Jan 2010 should be able to complete until 39 floors. Plus another 9 mths for interior works, permits & etc. TOP end of 2010 highly possible.

    From the analysis, TOP around Q4 2010 is possible. Normally, developer will try to complete ASAP so can get money fast.
