    I kaypo and went to their show room last week, and the price still remain like 1000psf, and the remaining stacks (facing river) still not released pending next year....wondering how a 99 yrs old project can command so expensive.. and nearby project with freehold is half of its price.

    Ho Bee was the sucker as well. They just have to take the hit in the chin and pray hard hard and hope $$$ dun dry up.

    according to some lawyer, big developers would not easily bring down their prices as they would like to protect their other developments. With the economy going to negative growth and property buyers shunning awaying from expensive condos, they have to hold these prices for a long time before they see red in their accounts..Just like the major banks bleeding with sub-prime properties in the states...

    for condo like Dakota Residence, I would wait til it is less than 450psf as it is still 99 yrs and the economy is at worst in 20 yrs with high unemployment...The price should be at lowest when economy is at lowest.

    Not possible, as HDB is cheng hu supported. The pte developers are another story altogether

    What do you think of those who have vested in DR and what could be the PSF on the next launch? Any idea what is the breakeven cost for this development, OKT?

    Sometimes, folks must realise that high selling prices are not because the location is good, or has excellent furnishing or quality finishes, but rather that the silly developer bought the land at a very high price

    I just visited the showflat on Sat. Though many cars parked outside, we were surprise that we are the only family at the showflat.

    The agent said its 75% sold & all the 3-bedders facing the canal (the agent said its river & the colour will turn nice blue in a couple of years time). One 3-bedder owner (I think on 7th floor) just returned his unit due to financial difficulty. He said the developer will not reduce the price at all..since they bought the land at high price.

    Anyone wanna grab that only 3-bedder? $900psf for 99-year LH!!!

    even at $900psf for that area that's ridiculous - i thought so last year when i visited the showflat, and i still think so.

    - sports hub is on hold, and kallang waterside similarly on hold
    - it's nestled in the midst of HDB heartlands
    - next to a very smelly and dirty longkang, tributary is the industrial wastelands and canals of ubi and geylang
    - structure and build quality is like a flat. i think even a DBSS beats this place

    some people like smelly longkang cost it reminds them of kampong times while living in an urban landscape (they feel they get the best of both worlds)
