    Actually, one would expect at least 2 tennis courts in a condo project, or else the value is not there. In fact, many buyers may be mistaken that this project is just "Apartment" status, which is graded lower than "Condo" status.

    Can St Michael Road be any lousier than a D14 Geylang location like Dakota?

    $600psf for 999yr lease (almost freehold) in decent D12 location... compared to Dakota $1000psf for 99yr lease in D14 Geylang.

    The choice is crystal clear.... Dakota buyers are screwed big time!
