    Ok folks... tell us just 3 good points about Dakota and we will back off. Only 3 good points. I bet those D14 Dakota lovers can only reach 1. And that is the much touted and only thing going for it... just the MRT. The smelly longkang doesn't count hor... for that matter.

    Bad points? No tennis court. 99LH and the clock started ticking already, $1000psf for an unknown area... you think this is marina or east coast area? No... it is geylang area and D14 label. Small sized units that is why it is $1000psf. Near HDB flats (if you are really rich you won't go near HDB or be sited near the MRT). Waste of balcony space. Over-hyped. Near big longkang. etc.

    Please do not talk down my future home in D14. I can give you 6 good points.

    1. Most famous and vibrant area in Singapore
    2. High rental yield from colourful characters
    3. MRT station
    4. Near sports hub means I can still book and share public tennis court
    5. I old already - will be unlikely to live 99 years - and no children
    6. Easy access to prostitutes at my doorstep

    I like number 6 best! So many nationalities to choose from! And all just a stone's throw away!

    Just start reading from the 1st page of this thread to see the merits of the project and if one can count, surely add up to more than 1 I am a fan of Richman. As long as one has the money, even if they are negatives, they will just plonk the $$$.

    Are you suggesting someone cannot count?

    I personally like the area, it is secluded in a quiet area overseing the Goodman Road landed properties. Will buy if have the money. Think rental will be good.

    It's official. Waterfront waves sold 160 units recently, Clover sold 20 units last week, Dakota sold just 10 units last week. Wahahahaha... sense and logic prevail.

    A more worrying reason could simply be that demand has dropped.

    'People ask themselves: 'With all the global economic uncertainty, do I really need to buy a new home now?' said a market watcher. What do you expect from a 1000psf development with no tennis court and facing a big longkang?

    I am pantan so D14 is not for me, whether got MRT, Bullet train or what not.

    Varying pace of sales at recently released projects

    Most private homes register slower sales at the weekend

    DEVELOPERS selling private homes had a mixed bag of results at the weekend.


    Strong sales: The 99-year-leasehold Livia in Pasir Ris, where previews started last Friday, has chalked up relatively strong sales of 160 units

    The 99-year-leasehold Livia in Pasir Ris, where previews started last Friday, has chalked up relatively strong sales of 160 units at an average of $650 per square foot (psf).

    But sales were slower for most other recently released projects.

    At Kovan Residences, another 20-plus units were sold at the weekend, taking total sales to more than 80 since the 99-year-leasehold project next to Kovan MRT Station was previewed at a private party on June 28.

    The average price is between $870 and $900 psf.

    Riding on the buying interest in Kovan Residences, MCL Land accelerated the preview of its 50-unit D-Pavilion, a freehold condo on Upper Serangoon Road slightly further away from Kovan MRT. It sold 10 units on Saturday and Sunday at an average price of $900 psf.

    In Bishan, Sim Lian found buyers for another 59 units last week at its Clover By The Park condo, taking total sales to 254 since it previewed the 616-unit project on June 25.

    The average price for the 99-year-leasehold project is $750 psf. Sim Lian also sold four units at The Amery in Telok Kurau last week, taking the total to 31 of the 78 units in the freehold development. The average price is $860 psf.

    NTUC Choice Homes and Ho Bee Investment sold another 10 units at the weekend at Dakota Residences. The sales tally is 161 for the 348-unit, 99-year condo that is currently selling at an average price of $980 psf.

    Commenting on the varying pace of sales, a developer said it is not unusual for transactions to taper off after the first weekend or two weekends of a launch, after initial demand has expressed itself and choice units are taken up.

    Another developer said: 'I think potential buyers are nibbling. If they see a project they like and it's priced attractively, they'll go in. But buyers are very price-sensitive.'

    Giving his take, a property consultant suggested: 'I've got the feeling these developers may be slowly pushing up prices; so demand has been tapering off.

    'Once a developer has sold at least 30-40 per cent of units in a project, it may be slightly more comfortable with cash flow.

    'It may then be prepared to sell the rest of the project at a slower pace if it can achieve higher prices.'

    City Developments Ltd said yesterday that most of the buyers at Livia are Singaporeans, while foreign buyers come from China, Indonesia, India, Malaysia and the Philippines.

    Most people bought for owner occupation. The 160 units sold so far achieved prices of between $570 psf and $740 psf.

    Prices start from $597,000 for a two-bedroom unit, $793,000 for a three-bedder and $991,000 for a four-bedder.

    Hayden Properties starts to preview The Hamilton Scotts this week.

    Prices are expected to start below $3,000 psf, though the average price is expected to be around $3,500 psf.

    The freehold project comprises 54 apartments and two penthouses.

    So far all you can harp about is rich man anyhow spend money. For your info, many people make sure their money is spent wisely.

    So seeing you admit that buying Dakota is just wasting money and you claim you can afford it, you may be finding many vacant units as your neighbours. Bwahahahaha

    I don't know about that. So far the pro dakota fans have been losing every single argument that the nay sayers of dakota are throwing up. All the best the pro dakota folks can muster is that rich man can buy rubbish places becos they have a lot of money to throw away?

    Not a very smart strategy to adopt though. You will frighten away the genuine buyers who are not rich like you and cannot waste money. Just my 2 cts worth

    Everyone is entitled to their views of Dakota - good or bad. I don't think the buyers need to justify their purchase to anyone and if people don't think much of Dakota, don't buy it. No big deal. Just move on.

    The on-going discussion on Geylang is really getting very boh liao.

    Exactly. If a person is buying for investment, the fact that it is near red light district is a plus point, not a minus point. With the casino up and coming, the next industry that will thrive is the sex industry - it comes hand in hand. Dakota MRT station will be the MRT station closest to Geylang - looking at the location, Dakota MRT station is a gateway to the redlight districts in Geylang and Joo Chiat. I believe the govt will want to maintain the IR area as wholesome areas and drive the tourist/patrons to go down to Geylang or Joo Chiat for related vices. Capital gains potential is there as well, as the regular visitors to the casino from China and other neighbouring countries will be attracted to Dakota due to its proximity to Geylang and the casino. So overall, from investment perspective, the casino will definitely benefit this area, because as the sex industry thrive, it brings about other businesses. Prostituion is legal in Singapore, and Geylang and Dakota area is well poised to capture the next wave of growth.

    Anyway, the negatives are all the same... and any smart fool can tell. Incessant ranting and any buyer will be SMART enough to form his/her own view.

    I personally will put $$$ on this condo. I like it for the reasons I keep to myself else, the whole ranting will start again. Childish.
