    Property investment is forward looking... and not the past. People buys cos of the future potential. MRT, good schools (I mean SAP schools)...near the city.... and great city view... are all the pluses. Waterfront can't offer - but for the price abt 650 psf. Think it is quite a good price.
    You are right, agree.... why debate with a .... uhmmmm someone who is hung up on tennis court and dakoda (not Dakota) and condemn the existing dwellers in the area by talking bad of the geylang river and the food centre which they love and cherish ????

    MRT will be everywhere in the future anyway. So don't just buy because this place has MRT - because many places will have MRT by 2015. Most condo stayers drive anyway. So uncool, stay in D14 Geylang district, 99 year LH, no tennis court and gotta to book public courts, and still cannot afford a car. Really cannot make it.

    Most of tne newer condo at bukit timah and dunearn also dun have tennis courts.

    The new condos there are at crazy prices. The resale might present good value though - can go in after slight correction. Many have full facilities

    Dakota Residence buyers are paying Lexus price for a Cherry QQ car. Who wants a "prestigious" District 14 location in the first place? What comes to your mind when you think of District 14? Sleazy places, where students moonlight as street walkers, gamblers, murders, lau ah peks, china girls, indo prostitutes and thai prostitutes

    Maybe only the hdb upgraders can be conned into buying a D14 location. Savvy buyers would give this project a wide, wide berth. Please, no Geylang address for me. Thank Yew!

    Bad traffic in the Dakota/Geylang area as well - but may not be important to potential buyers here as I suspect most don't own cars. One of the most congested and complicated part of Singapore. Might have good rental yields though. Notice everytime got news about 150 foreign workers or pros cramped into a "condo" unit, it is almost confirm this area.

    The last I read is 150 foreign workers in a condos in this location. Rental of $10k per month! But condo always blackout cos imagine every unit 150 people, the electric power usage is tremendous. I think those who choose this location probably see the potential in the foreign workers and pros and rich tortoise head crowd. Might be able to rent out on an hourly basis as well. Huat ah! But wouldn't consider for own stay - very low class area.
