    i kana forced by govt ok...

    many moons ago i wanted to buy HDB at Hougang for 165k for maisonette .. not successful .

    then govt launch ponggol 21 damn everyone also apply NE zone

    price chiong to 450k
    plus renov easier 500k for a HDB ??

    of course i wont buy lah

    so i went to buy condo lor ..

    after that HDB collapsed ... i think today hougang area maisonette maybe not 500k yet .. or has it ?


    so i am forced to buy condo .. not i how lian

    i want to buy HDB now ...but becos i work oversea .. agent tell me very hard

    not yet, I got a friend intends to sell her hougang hdb maisonette after she give birth. The valuation as at April 2010 was ard $400K + 40K COV.

    haiz, only if i can buy one...it was dirt cheap and nobody wants them in early 2007

    That's why I've said before that HDB is the only type of housing that obeys the so-called "economic fundamentals of the average income" propounded by the many self-professed "economic fundamentalists" in this and other forums.

    The private property market does not obey this rule due to strange participants like the one below who is "jobless" but very rich, and investors who carry in cartloads of cash.

    Quite close to developer price. I was quoted 94x or 95x psf for the 4 bedder early last year when the showflat totally deserted. Nearer to TOP time there will always be such deals surfacing as buyers change their minds or whatever.

    yes really too good to be true. Because I got the contact from my friend and called the agent, he told me the unit is SOLD! Firesale or a lie?

    Based on my experience.... shld be a lie. I have a few encounters with agents quoting me below mkt price. When I say I want to confirm, they will tell me SOLD... Ask me consider other units which is selling at mkt price. When I chk the transacted price mths later... No such price has been transacted.

    last yr got a starbuy period still got 2bedders selling close to 900psf wor...but den, got better gd buys at tat time lah

    duno whether u all experience it b4 anot...its really a gamble to buy a firesale ppty when the seller actually need to top up with his own cash to complete the sale. bcoz downpayment only 20% and last yr some prices actually crashed up to 60%

    i checked with my lawyer at tat time, and he told me if the seller cannot top up....the bank as the mortgagor of the ppty will reject the sale and i goto to sue the seller back for my 1% deposit!not worth to sue considering the legal fees right? its a gamble
