Advise to new agent take care of themselves first, any good deal go ahead and buy first don't waste time on buyer sitting at the fence they might sit there forever.
Good property don't wait for buyer, good investor don't wait for agent, bad investment take it as a lesson learn, one don't have lot of 10 years to cry.
