precisely and someone said BW sold for 1.1 Million?? Must be kidding us... no wonder no one have any news on it... rumours lah to up the price of that place because of WW. Someone here loves BW so much, you know clearwater has much better layout and at least some place to move around at the condo a fish pond and a nice maze a good playground.Originally Posted by East Lover 2

When take a look, you notice the rental in suburbs like Bedok Reservoir has risen......this is good news for existing properties in the area
Is it worthy to buy a 8-years-old 99 project, but with a super good reservior view? Some FH projects are good, but no view...
Your feedback please.
It's 4 bed rooms, facing south, windy with beautiful reservior view, is it worthy to pay $950K? Almost 1 million for a 99 cond?Originally Posted by Unregistered123

u forgot to provide the area size.. 950k for how many sqft? also why are u so pre-occupied with leasehold or freehold? u sld pay as little as possible for a similar box size.. esp if u have no intention to move for 7-10yrs period, u sld be able to ride out the cycle and be in for another enbloc wave..things change and there's no point in paying so much for extra mortgage with the money going into somebody's pockets..rental has nothing to do with leasehold/freehold..a safety net for landlords, rental market is always there as long as the price is right..Originally Posted by Unregistered123
easter2 - meville park went down cos of the increase indian population there.. previously more japs... the project is still quite good and reasonable pricing...and yes, if u dont see mrt up within 2-3yrs time, then dont make that a consideration, esp when the exact spot is not even confirmed..u can easily go through another cycle before the station is even up..
let's be patient - yup, traffic is a concern in that stretch
baywater buy - easter2/East Lover 2 are right..the kind of prices for new projects in bedok reservoir/pasir ris area, better spent in district 15... just remember, those projects in tanah merah, next to mrt, also cannot sustain the high rates ... what's more those in the deep east like reservoir/pasir ris... it remains, to stay, choose what u like based on yr preferred lifestyle; to invest, think again..location is important..
It's 1518 sqft 4 bedders + a swee family area, all rooms have fantasic reservior view, windy and bright.Originally Posted by 737
Just...... 950k is nearly 1 million, it's very hard to convince myself to buy an old 99 project even with a great view That's why I need your guys' feedback and 737, your points are so valid! Thanks a lot!
By the way, I remember such unit was as low as below 700K just 2 years ago! will such old good time be back?
MARKET SNAPSHOT: U.S. Stocks Plunge; Worst June For Dow Since 1930Originally Posted by Unregistered123
U.S. stocks fell sharply Thursday with the blue-chip index enduring its worst June so far since 1930, and plunging to its lowest finish since Sept. 11, 2006, after getting slammed hard as crude soared to new highs and Goldman Sachs disparaged U.S. brokers and advised selling General Motors Corp.
The Dow Jones Industrial Average (DJI) tumbled 358.41 points, or 3%, to 11, 453.42, leaving it down nearly 1,200 points, or 9.4%, for the month, with two trading days yet to go. As things stand, the month is the worst June so far since 1930 when the index declined 17.72%.
"It was the middle of March that the Bear Stearns debacle became public, sending the Dow to a low of 11,731. That level was broken within the first minute of trading today," wrote Kathy Lien, chief strategist of DailyFX.com.

Singapore stocks opened lower with the benchmark Straits Times Index (STI) down 56.81 points, or 1.9 per cent, to 2,924.14, at the opening.

East Coast very commercialised, polluted beach and too crowded for my liking. So some might Bedok Reservoir - more laidback and unpretentious environment.

You never when the houses besides these projects will be sold. When you buy, you can have the best view (you thought) but for how long? Nice view today...Gone tomorrow. Roads are also narrowed. Do not see a systematic housing developments.
Apartment projects prop up here and there......can be quite messy.
Unlike projects fronting the reservoir or park...the environment is need and tidy....
Environment neat and tidy... go take a ride at bedok reservoir ...where is the neat and tidy. Its all messy! cluttered and unberable!Originally Posted by ReservoirSeeker

Waterfront Waves is bounded by park at the back and reservoir in front. The whole stretch is condominium. No way there will be buidlings in front of you or at the back. visit the place at night and you will feel how windy it is. I guess this is what was meant need and tidyOriginally Posted by Unregistered777

Do you got the sunset view? or are there in the morning?Originally Posted by CLW_tempted

BTW, visited once before (friend's party at function room), feel the estate very small, not so grand, no much landscape... but if the price is reasonable, why not?
Usual full-condo facilities. reservoir view in living and master bedrm. although the 2 bedrms might get some evening sun.Originally Posted by Unregistered123
The landscape is nothing to shout about, although i feel that estate is bigger than the neighbouring BW, and at least 200K less than BW too. something value for $ ?
The average is around $600psf, yours maybe higher due to the reservoir view. Any traffict noisy? Similar to BW, CLW also have 2 main roads, will it be noisy?Originally Posted by CLW_tempted

How much lower $ can they go?
There is an adv this weekend, PH @ Aquarius asking S$612 psf for 2010 sqft. Saying have pool view and reservoir view. That will result > 1.2 mil in total.
Is it a good buy? Can 1.2 mil buy a good size unit at east coast FH cond? possible to buy a good landed property? Experts, your advice, please.
don forget this is a PH. unfair to compare to a 2 or 3 BR in D15 such as Amber/ESTA/Butterworth/etc etc. With 1.2mil, there are CHOICES, of course smaller units.
