    Smile Aquarius By the Park (D16, 99 year LH, Bedok Reservoir)

    I just visited one unit at Aquarius by the Park this weekend, and I love it! Beautiful landscape, peaceful green park & partial reservoir view. Heard it has one of the biggest swimming pool in Singapore.

    There is a new PIE exit just next to Clear Water, which make it very easy access to highway while the HDB blocks and Clear Water block all the noise pollution , resort living, good facilities. They even have little shops inside (market, salon, etc.).

    What is the best price for this project? Your comment please.

    This condominium at Bedok Reservoir is a high-density residential estate, which is just beside the Bedok reservoir, a great place for joggers and cyclists.
    It is a self-contained condominium complex with its own convenience shop and cafeteria, you would hardly need to step outside to get your necessities

    Have you considerd The Tropica? The otherside of Bedok Reservoir, good feng shui, every unit at least have pool view, some even have pool + reservoir / quarry park view. the best, it's going to have a MRT station just near by the project!
    The only drawback is there is no balcony... but at least no HDB behaviour to sun the laundry in the balcony! :P

    Tropica is very very hot and the rooms are small some units face the longkang. ABP has some rooms that are Triangle... I dont like the layout but it is reasonably priced also the facilities are good.

    It seems only Tropica and Gardens at Bishan are designed according to Feng Shui...

    I keep on hearing about this BS of MRT in Bedok Reservoir.
    Where got.......... All these are untrue as far as i know. They are still on paper. All speculation....so to all Bedok Reservoir Viewers, WW, BW,CW, AQBP...stop dreaming.....Please show me proof and not some doctored picture or about some minister saying that they can take train to bedok from bedok reservoir. Got proof or not....

    I'm also looking for an apt in the east area and have been to aquarius as well. Do u find the ceiling in aquarius slightly lower than hdb? the furnishings are a bit old and need replacement. Other than that, the condo facilities look ok to me. But still find the price high for a 99 yr lease 7 yr old project.

    To be so bold to give a frank opinion of aquarius, this project is just too old.
    Even though there are comments that baywater is the most pricey of the bedok reservoir condos, but there is a reason to it. I have viewed all the condos within the bedok reservoir area. Baywater commands the highest yield, aquarius the lowest.

    visited bay water, well, it's new, so every thing is modern, however, one of room is just too tiny too dark to be used, the entire project is just too small to invite friends. the worst, i don't like the location, just site beside busy PIE, Bedok North and Reservoir road, i just can't image how to sleep in the road center...

    Location wise, of course water wave is even better, but you have to pay more...

    Given $100K difference selling price, you can use it to totallly renovete the AQPB, and yet enjoy the bigger landscape, full facility and quiet environment.

    AQPB is cheap and good if it's for your own stay. So let's wait for the price drop below $500psf. soon...

    By the way, when I went to see the units in BW and AQ, unlike half year a lot, i'm the only one to view and the agent follow up very badly. Less unit is put on sales now, but even less buyer to view. According to the agent, very little phone calls now a day...

    Yah, noticed that. Need to redo everything as most of the unit do up a lot of buid-in furniture....

    1. the master bedroom no place to put a TV. how?
    2. 3rd bedroom is L sharp, have to use as study room only
    3. Kitchen is so old. redo is a must. $$$
    4. toilet is so old, need to knock down the bathtub and replace with jacuzzi. $$
    5. can't remember the common toilet, is it no window? how come so dark?

    Given above must-do action list, how much is the best price shall we offer for this 99 yr lease 7 yr old project? your comments please!

    $450psf --> $600K for 1324 sq ft unit : not possible already, right?
    $500psf --> $660K: too much to offer?
    $550psf --> $728K: dare to try?
    $600psf --> $800K: current price, but nobody to offer

    Look it carefully, the new line will by pass all those AQ, CW, BW and WW, the nearest is have a Reservior station at Sin Song, then straight away to Quarry Park - that means The Tropica will have MRT station at their door drop!
    No wonder the price in Tropica is higher than AQ & CW, even though no balcony at all.

    so....WW, BW,CW, AQBP...stop dreaming.....

    yes,i agree. AQ is only good if for own stay and families with kids. For investment, it's totally out if purchase at this price above $600 psf. today, news out there another new condo project for tender beside The tropica, going to price at lesser than $700psf, with that, it seem like a fool to rush in and buy AQ now. Not to forget the amt we need to spend to revamp the whole unit... and to live with surfacing defects over the years since it TOP, it's appealing to buy from new projects if we can wait.

    So I think the price u mentioned is possible to aim at. Cos 99 yrs lease project always have this shortfall as compared to FH and 999. imagine another few years, it'll be more than 10 years old. maybe by then, the price will go down to similar to melville park units.

    just my views, to live on hopes that MRT will be round the corner is just something to smoke us buyers. How long is that going to be? 5 or 10 or 15 years? Maybe by the time I close both my eyes, the mrt still not up there. Just give us enough buses to travel for other family members or visitors, otherwise I guess most of us drive, so mrt or not is not a key attractive factor. Not to forget the construction problem and noise that accompany with it if ever MRT is built.
    Anyway AQ is still one of our shortlisted choices due to work distance personal preference.

    Offer seen as acid test for property market after recent signs of upswing

    A NEW home site on offer in Tampines, overlooking Bedok Reservoir, could shape up as an acid test for the property market after recent signs of a revival.

    The Urban Redevelopment Authority (URA) yesterday invited developers to submit bids for the 3.2ha site at the junction of Tampines avenues 1 and 10.
    Some property consultants said the 99-year leasehold site's suburban location meant completed homes could command prices of up to $700 per sq ft (psf), which is slightly higher than neighbouring condominiums. They say the land could fetch anywhere between $107 million and $165 million.


    The site, with a maximum gross floor area of 66,655 sq m, is next to The Tropica condo, where caveats show recent deals were done for between $547 psf and $622 psf, or $590,000 to $1.13 million. Other nearby condos include Aquarius By The Park, The Clearwater and the recently completed Baywater, which fetched $600 psf to $680 psf.

    Mr Leonard Tay, director of research at CBRE, said: 'Based on these comparables and taking into account higher construction costs, we expect that a new 99-year leasehold project in this location may fetch prices of around $700 psf.'

    This would translate to a possible land price of $200 to $230 psf per plot ratio for the site, he added.
    But some others expect a more cautious response, in view of the current fairly quiet market and the risk of falling prices.
    On Monday, the URA released figures showing that private home sales had rebounded from the previous months' lows. But the sales were still way below last year's figures.
    Consultants such as Ms Tay Huey Ying of Colliers International said the upswing in activity could be the result of developers testing the market with launches.
    Mr Ku Swee Yong, Savills Singapore's director of business development and marketing, said bids for the Tampines plot could come in as low as $150 to $180 psf per plot ratio.
    At this price, the successful developer could sell the apartments for $650 psf to $700 psf, he added.
    Although the site fronts Bedok Reservoir, not all the apartments will have a view of the lake, said Mr Ku.
    Mr Tay said that as the site is on the north-western boundary of Tampines New Town, it is about five to 10 minutes' drive from Tampines Central and Tampines MRT station.
    Residents can also head for Tampines Retail Park on Tampines Avenue 10, where Giant, Ikea and Courts are located, he added.
    The tender for the Tampines site will close on Aug 12.
    It is a confirmed list site under the Government's land sales programme. These sites go on sale on specified dates.
    The Government also sells land under a reserve list, in which sites are put up for sale only after developers have indicated interest by committing to a minimum bid. This month, the Government is expected to announce its land sales programme for the second half of the year.

    Actually the worst hit at the moment is BAYWATER the main road is like kissing the condo. Wonder if they feel the vibration everytime a bus goes past. So clearwater and ACQ is still a consideration. SEE ACQ has the bus service, eatery, shop etc and one of the better pools. BAYwater is so small, you cant even walk around the condo you will probably walk into the guard post or something. The Tropica at the moment only low floor selling but looks like the upcoming development and train and United world College will add the boast!! But yes it is D18 afterall and the layout not fantastic.
    There are still some crazy sellers that advertise their houses for 700-800 per Sq feet at these condos.... err wonder they hit any gondo buyer since here we looking at below 500 per sq feet!

    Totally agree! The sellers insist to sell at sky high price and saying "if not I will rent it out". But look my weekend exprirents, there is no BUYER/VIEWER at all to view the house, and some of the vacant units are full of dust! If rental so good, why vacant there to collect dust?

    Wake up lah, those 99 LH owners, see the bad news from stock markets, one after another.... why not break the ice, let go the units at reasonable price?

    5 years later, Baywater will be old also, the layout, design will be out dated. By then, which project still has a selling point? Old AQ cheap with bigger facility? Or Baywater located in the mid of main road with mini facility?     I heard someone buying Baywater for 1.1 Million. It seems that Baywater prices are on the rise. It will be much higher that Aquarius and Clearwater because it is on the WW side of the area.

    So far i have not seen it in Caveat but i was told that it will be coming out by late June, mid July..

    Anybody has information on this..

    I don't think so....Pasir Ris and Bedok Reservoir totally diffrernt area.
    Back to WW, AQ, CLW and BW....for BW...it seems to be the best unit so far even from WW. WW unit is so small

    Any thoughts on BW vs WW properties?

    You are really a BW supportor! Will the option from Unregistered1 convince you?

    WW is definetely over priced, BW is too small... why not to wait for the new project next to Tropica?

    in my humble opinion, if i'm spending 1 mil to get BW, I would rather look for an apt in district 15. Some apartments projects have similar condo facilities with lesser units sharing. definitely more attractive to stay in exclusive brandnew apartments. last heard 3BR at blu coral going at $900+K. Adara after discount 1 mil.
