    Already told him already but he didn't want to listen, and keep hard-selling Jurong.

    Look at the most recent transactions - even the non-MM units are pushing at 1700 PSF.

    Who are the actual ones who are still dreaming? Not vested personally.

    But I do think Ringo33 had really been too fiery.

    Yah, he like to use Beware this word. His post also very entertaining because he kept defending J-Gateway. I still think J-Gateway is overpriced.

    Jgateway is not overprice compare to the recent enbloc. From the look all new launches in future minimum $1300psf. As time goes suddenly everywhere is cheap.

    I don’t have my squarefoot anymore. Current pricing of J-Gateway averages ~$1600psf. What was the launched psf?

    the highest psf achieved for this project was 1774psf at launch in July 2013. that remains unsurpassed. if we compare the latest sub sale caveat of 1656psf, there were 72 units which were sold at higher than the current psf.

    1774 I believe is for MM unit in 2013.

    Now the non MM are approaching this figure psf wise as well...

    Bought 12 AUG 2013 1,654psf

    bought at about the same psf in 2013. seller is incurring a loss after stamp duty.

    Bought 29 JUL 2013 1,473psf

    managed to cover stamp duty/agent fee.

    Bought 30 JUL 2013 1,468psf

    the only 1 out of 3 to make something decent.

    Yeah $1774psf is definitely MM. This 14 Aug unit sold is level 16-20. I am keen to know the equivalent psf for level 6-10 of same size.

    I see. 1 loss a few %, 1 breakeven and 1 gain.

    At least not those lost a few million or 30-40% loss.

    Not a bad situation still... Quite a decent set of results to me. Nothing much to lament.

    Buffered by super combination of MRT, malls, hospital, Business Park and Master Plan. Cannot be better. Won’t go too wrong. If only it were FH, this will be the ultimate project in an OCR.

    Any upcoming projects with such combo and reasonable price to recommend? Does this means le quest price of 1200psf is reasonable?

    Was thinking of the west coast vale plots. There might be a probability of a future mrt station there to link circle line to Jurong East and the high speed rail.

    The tentative MRT sites are near that area but it's been quite secretive so it's all up in the air.

    Where do you think the individual stations could be located? The speculation on my end is one station directly opposite Blue Horizon.

    I do not favour location of Le Quest even though they try to sell the proximity to JLD master plan.

    Le Quest is at JID location instead of JLD. I think.
