Bukit Batok not v convenient to go to town and also not near mrt.....not easy to find rental, for newbies, can convince, for old bird like me, wouldn't want to throw good money away!
but there are a lot of eager upgraders. just heard of people who wanted to give cheque for le quest only to realise 5 year MOP for hdb not up yet.
too expensive! if BB outskirts (not BB central) can achieve such PSF.. what about other more desirable locations?
this one is in OCR, not near the MRT, hardly any amenities around currently.. the only selling point is that it is a mixed- development with commercial on the first few floors. wonder hows that good enough to be sold at 1280 psf average?

Buyers pay average S$1,280 per sq ft for 280 homes at the Bukit Batok project

LE QUEST, a Qingjian Realty (South Pacific) Group mixed development project in Bukit Batok, sold 280 units on its first day of sales on Saturday.
The take-up was an oversubscription as only 200 were initially released for sale. The developers said studio to three-bedroom units were the more popular units.
Comprising 516 studio and one- to four-bedroom units and over 6,000 sq m of commercial space, Le Quest is the first mixed-use development in Bukit Batok West, and the first new private development in Bukit Batok in over a decade.
Deputy general manager of Qingjian Realty Yen Chong said: "The enthusiastic response gives us confidence that Qingjian Realty is delivering what homebuyers want - fuss-free, convenient living empowered by technology." The residential units were sold at an average of S$1,280 per sq ft and homebuyers were drawn to "living in the up-and-coming Western region at affordable prices".
One of the first to buy a unit on Saturday was Ms Chen Si, 26, who planned to live in a three-bedroom unit with her parents.
"We are attracted to living close to new developments like the Jurong Lake District and Tengah. The price is reasonable, considering the convenience of having everything we need in the development," she said.
Savills senior director of Research & Consultancy Alan Cheong said: "Bukit Batok is an area with large growth potential - with Le Quest and the full slate of plans for the West of Singapore. Not many new developments are expected to launch in the area in the short term, so that is definitely a main factor in buyers' consideration."
Agreeing, PropNex chief executive officer Ismail Gafoor said the enthusiastic response on the first day of sales at Le Quest was no surprise.
"Its Bukit Batok location is a huge draw, with its proximity to up-and-coming projects like the Singapore-KL High Speed Rail Terminus and the rejuvenation by the Urban Redevelopment Authority (URA) Master Plan," he said.
Details on the next phase of sales will be announced later. Temporary Occupation Permit (TOP) is expected by end-2021.

Buyers snap up 80 units at Le Quest Phase Two sales

LE QUEST, a Qingjian Realty (South Pacific) Group mixed development project in Bukit Batok, sold about 80 units during the first weekend of its Phase Two sales.
Qingjian Realty has offered 115 units for sale, just a week after it opened up the development for Phase Two preview.
Deputy general manager Yen Chong said: "Homeowners clearly appreciate the tech-enabled lifestyle offered at Le Quest. The enthusiastic response we saw in Phase One has continued this weekend."
Last August, the mixed development, which is a short drive away from Singapore's second central business district in Jurong East, sold 280 units on the first day of sales. That in effect, translated to an oversubscription as only 200 units were initially released for sale.
Speaking on future plans for Le Quest, Ms Chong said that the developer is "not in a hurry to release the rest of the units".
"With an average psf of S$1,380, buyers can get a four-bedroom unit in the mixed-use development Le Quest from S$1.8 million. So there will still be a steady demand."
The 516-unit development with one- to four-bedroom units will house a childcare centre, a supermarket, retail outlets and other food and beverage establishments over 6,000 square metres. Prices for one-bedroom and two-bedroom units, which proved popular among new buyers, start from S$703,000.
Senior director of research & consultancy at Savills Singapore, Alan Cheong, noted that prices of the units offered in Phase Two, though higher than at first launch, did not deter buyers from snapping up the units on Saturday.
"Despite the increase, it is still one of the most competitive among the recent launches. Buyers who are looking for growth regions across the island will find it a good buy," he said.
PropNex Realty's CEO, Ismail Gafoor, said that the developer's "strategy of catering to all homebuyers" with "a good mix of one-bedroom to four-bedroom units" worked.
Le Quest is expected to receive its Temporary Occupation Permit (TOP) by end-2021.
Qingjian Realty is planning to launch JadeScape, formerly the HUDC estate known as Shunfu Ville, in 2018.
It is located at the intersection of Shunfu Road and Marymount Road, within easy walking distance of Marymount MRT station.
On Saturday, Keppel Land and Wing Tai Asia's joint development in Serangoon Garden, The Garden Residences, also opened for preview. The event drew over 3,000 visitors. The Garden Residences is a 99-year leasehold residential development. The project features five 15-storey towers that will yield in total 613 units, comprising one- to five-bedroom units. It is expected to receive TOP by the third quarter of 2021.
