    Default en bloc land too big, can split or not

    With few old development having very big land size, wondering if it's feasible for consortium of potential buyers to get GOV approval to slice it into smaller plot and develop it individually.

    Tampines Court, currently in bidding phase, with land size 700K sqft and plot ratio 2.8 can build up-to 2100 units of average size 900 sqft. Very challenging to sell them all in 5 years.

    Imagine the same applicable for Bayshore Park or Mandarin Gardens, with 1 millions sqft land size and 2.8 plot ratio, can build close to 3000 units :O.

    this has already happened for the Bedok reservoir case.....where FEO sub-divided the HUDC into few phases

    But now the scenario is very different from the enbloc of Bedok Reservoir HUDC.
    Now the developer needs to complete and sell the project within 5 (?) years, and thus making the buying of big plot of land very much higher risk than before.

    If the ticket size is too big, it is difficult to sell and thus attract ABSD

    Especially if bought now whenever developers are bulish. Sure must have very good location, attractive concept and perhaps great marketing hypes.
