It is indeed not near any MRT stations, and definitely not near Novena MRT.
Toa Payoh: 9 mins (730 m)
Novena: 14 mins (1.17km)
Bonn Keng: 17 mins (1.42km)
Went there, 15 mins slow walk from Toa Payoh MRT (crossing 2 bridges).
Not a bad place, just next to the river. But half of the units face the template. Some may or may not like it.
Middle floor $1,500 psf, high floor $1,700 psf, reasonable price.
But units are very small, the developer has no experience for high rise residental development. Only build some low raise hotels.
Confirmed no guard house.
1M for a 2 bedder.
Any better project to recommend near Novena / Toa Payoh / Bong Keen area? I am very tempted to put down my cheque.

For a 15 floor project (already excluded the top penthouse floors), which floor I should choose? The prices differ a lot: $1,400 to $1,700.
I don't like low floors, especially when it is next to the river. But no much difference for middle floor and high floor because there is no blockage.
I was trying Floor 8, but it is sold. So shall I try Floor 9?
The amazing thing is developer is willing to change the open kitchen to enclosed kitchen after BCA approval for that unit.

Oh no, the unit next door is only selling for $1,100+ psf, a little bit old though.
The Swimming pool is 25m x 5m on the 2nd floor, really small.
After discovering that you can get freehold for less than 1k psf now, I've decided to give this project a miss.
