    Just two points.

    1. Still over 80+% are gaining.

    2. Need to include the value / gains of using for free or renting the property out for 16 years. Then recalculate gains. Try to buy a car for 10 years and see how much value left

    Most will wait for durian to drop, when durian already on the ground.

    Then complain durian never drop.
