    Default Buy/sell of a property

    A few quick questions for buyer and seller...

    1) If there's a platform that requires you to pay $1,000.00 each upon a sale transaction, (Buyer - $1,000.00 , seller $1,000.00. Only payable upon a successful sale transaction irregardless of sale amount.) Do you think you'll want to use this non-biased platform with reputable valuation firms giving a in-principle valuation on the portal itself?

    2) this portal allows you to do a virtual viewing without the need of property agent arranging for a viewing, thereafter confirming interest, you'll be able to arrange a physical viewing with the seller directly.

    3) paperwork wise, will be handling for you the whole transaction from loans,valuation,legal conveyancing all in one for you.


    Do you all prefer to DIY yourself here without the cost of agent fees, or you prefer a agent assisting you and pay extra $2,000.00 or higher for its service?

    Yes. I will want to DIY to save some money. It will be good if the DIY portal is regulated and endorsed by the government etc.

    Now is willing buyer and willing seller, no more control in HDB valuation. Most do not know HDB have already stop valuation control for resale. Wonder why there are no report of the valuation for the recent resale. Why save on agent fee when the agent can get willing buyers to pay ten of thousands more. It the buyer that is paying the agent at the end of the transaction.

    My impression agent is interested more on closing the deal instead of trying to sell with more expensive price

    Make the Agent work for you, not you work for the Agent.

    Agents are reacting to market conditions. Current conditions the demand is quite uneven so largely depends on the agent's confidence in the area or project. Sometimes they are unable to take a step back and observe objectively to analyse. We have to look forward for a more balanced market.
