ignore this avatar person. he is seriously deranged. I have learned to skip all his messages. He is probably just a lonely old man looking for emotional outlets.

if you get on west coast highway from the stellar or carabelle, it is smooth sailing all the way to keppel and anson. 20 minutes is all you need.

If part of your journey includes pasir panjang road, you will need substantially more time.

Nowsadays, Pasir Panjang Rd - Jammed.
    Telok Blangah Rd - jammed.
    AYE - Jammed.
ECP - Jammed lagi worse. Exit MBFc? Probably takes 15 mins to travel from junction of AYE->ECP exit to MBFc.
Pasir Panjang/Telok Blangah go Keppel Rd? lagi worse! Take >10 mins to travel the stretch of 1km!
West Coast Highway? Crawl behind those container trucks & lorries (unless you drive at the type of time when there are no container trucks & lorries).

from my experience ... only stopped 2 traffic lights before west coast highway .. and 2 traffic light between MBFC and battery road

OR exit highway , go by keppel , pass railway station .. after that .. the traffic lights all synchronised .. beat one, beat all

don't listen to him. when you come back, the flyover will have been built, and traffic flow on west coast highway will be as smooth as your silk pajamas.

Only if the terminals gets relocated elswhere. Otherwise, just above average speed at times and not smooth as silk all the time. For that you will need Police Escort.

Work from home or anywhere is the best. A client of mine in the food business every morning just make a few calls to his overseas supplier, afternoon call a few buyers and he earns $30k a month just connecting these 2 groups of people.

I find it amusing that a discussion can go on and on and on as if Anson is the centre of the world and that its important to measure traveling time from everywhere else to Anson. Nowadays, everywhere also jam. It used to be smooth sailing from holland rd all the way to somerset. Sadly, even this is no longer the case. So yes PO, a lot has changed over the last 12 mths while you were at Great Apple.

Incidentally, this client of mine sold his 2 study at Carabelle and bought a 4 bedder and a 2 bedder at the Parc. His customers mostly at Teban area so he wants to buy back the same area. Pocketed a few $,000k profits from the sale and transferred to the Parc. Asked him why not just keep the 2+1 at Carebelle? He said too remote, neighbour had hard time renting out. The Parc is better located. Plus his 2 bedder is in the same block as his 4-bedder, so can `monitor' his tenant got hanky-panky or not
    Funny guy.

My other business associates have also been getting decent offers for their Parc units. Too bad I didnt pick up any at the launch as I wasn't paying any attention in this area. They are now holding out for higher prices and leasing out their units instead. And I did joked to them that some commie guy staying at carabelle in this forum thinks The Parc looks like HDB. Not the least bit offended, they agreed 'Pinnacle @ Clementi', one offered as an alternative name to The Parc. Another remarked at least it look modern, unlike carabelle which looks dated with its design and oldish color scheme even before the owners moved in.

please engage in meaningful debates based on facts, not pure bull shit. okay?

    (1) hard to rent out? if so, why are there practically no units for rent at carabelle, but there are close to 700 units for rent at the parc and 80 units for rent at botannia?

    (2) carabelle has outdated looks? but at least it has a condo look, unlike the parc, which is just a hdb in disguise, as you admitted. besides, there are currently few units for sale at carabelle, but there are 1000 units for sale at the parc and 150 units for sale at botannia.

once more, facts. if no facts, please shut your trap. no one will think you are mute. moron.

Even MM Lee admitted that not many can be master of more than one language. I have never admit I am fluent in English. It is different when you start criticising somebody's English but yet you are from North America and couldn't master it well though.

I need not explain to you why I was so ferocious to him. but luckily for you I am in a generous mood. He is either an owner of the parc or an agent. it is so obvious. but he kept citing his associates, trying to give the impression that he is impartial. haha, I did not fall for that. neither should you.

by the way, your comments, frankly speaking, are so childish and naive, and I will not dignify you by rebutting.

Actually both The Parc and Carabelle are built by HDB developers. But I agree with what you said above that I would choose The Parc over Carabelle and market has shown that people are willing to pay more for The Parc as average PSF for The Parc is higher. To me, Carabelle is ugly. It looks like the 1970s HDB except it has more windows only.

But Botannia is a better choice though. I always trust in private developers like CDL. Less chance that you will go wrong in quality expectation.

Personally, I feel CDL mass market condos' quality over the last couple years leaves much to be desired. I have seen my friend's The Sail and City Square Residences interior and I'm not impressed at all. It could be that these 2 projects were launched during recession and The Sail was also somewhat a `rushed job'.

But yes, I agree with you, of the lot of projects there, I will gladly take The Botannia based on looks. As for rest, never been interested in D5 as investment nor for own stay.

Hey commie, why the outburst? I thought you invented sarcasm engagement in this forum? Having a taste of your own medicine but finds it too bitter to swallow? After blasting other people's condos save for your own crappybelle with your subjective views and now you want facts?

Who decides what sort of posts goes on the board? Who says every post must be a debate? R u so deprived of real human off-line conversation that every post must be a `debate'? Please, `debate' with a shrink if your wife finds you too self opinionated that she slams the door on you: A shrink is paid to listen to sick people like you.

As for some of us, we do not necessary wants to `debate' all the time. We sometimes just want to share our observations and leave it at that. But since I'm in the mood to debate, let me offer my `piece':-

    1) Having no units for rental doesn't mean it's easy to rent out a unit at Crappybelle. It just means most are already occupied. But if one tries to throw a unit out to rent now, you will have a darn hard time to find somebody interested in viewing your place.

Conversely, having 700 or 80 units to rent out at The Parc/ Botannia just means there are these much units available for rental. Although you are quite stupid to quote 700 units (presumably from pptyguru and many ads are just agents who do not have real units for rental but just fishing for clients, duplicate/ triplicate due to co-broking and double posting at different price points to gauge interests -> feature in ppty guru akin to google analytics). Besides, being such an eyesore to you, you must know The Parc just `TOP' and its normal to have large number of units for rental/ sale, or are you again too stupid to recognise that too? If you are, I suggest not only do you talk to a shrink, talk to your child's primary school teacher, they can help you out on that as well.

    2) The Parc was a `sold-out' project (whatever that means from the mouth of the developer or the Marketing Agent) and its no secret MANY bought it for investment with no intention to stay. My business associates and clients bought multiple units, one of them 15 at 1 go! He is an NRI with numerous brothers, sisters, uncles, aunties but still I don't think he bought the 15 units for them. In fact, every unit was for investment. Naturally, now that the project has TOP, you will see many units for sale. But therein lies the inherent quality that these investors see in The Parc that they were willing to dump huge amount of funds in this project. As for me, I'm a traditional and safe investor. I'm not so much of a risk taker and as such I dun owe a unit here but the market rewards the risk-taker. I have cross swords with many bulls here as I'm a ppty bear...I'm still a ppty bear fyi. But I stand by it. I only buy D9, 10 and 11. I dun care that other locations might be under-valued (eg Jurong East, Pasir Ris, Paya Lebar or Kallang Basin). Ppty to me is not a gamble on some unknown/ future potential. I always play safe with the `knowns' when it comes to ppty. That's probably why I dun make it rich in ppty and definitely a characteristic of my occupation, the very nature of it, necessary for my survival.

Oh, btw, I still remember a few months back you were all bravado about reporting to police and all about some defamation etc, what is the status now? Or is it just empty vessels making the most noise just like all your crappy taunts, somewhat similar to the big fat bully at the neighborhood park? I think a lot of us were eager to witness the `lifting of the internet veil' to see who r u

I guess unless you are from mars, you have to say this condo is more hdb like than hdb estates. an imitator that has outdone the imitatee.

It looks so "crushed" for want of a better word. I wonder why. It must have very low ceilings.

and they have the cheekiness to attack other condos nearby, including mine. bargain hunter almost bought one at the launch. Luck he didn't. there are 1000 units for sale now. even the owners can't stand or stomach the sight.

the condo should be given the award of "example of how not to build a condo."

Why that penxxcle so dirty already? They forgot to build something initially and then need to patch here and there? The place looks so cramp as though it is a refugee camp or some cheap public housing (heavily subsidized that I have seen overseas)?

I went there not too long ago to view some units. This project is indeed very HDB-like. Not to mention crammier than normal well spaced HDBs. It is elevated so the breeze is OK, but do you know any one who manages to get past security (easy to do, dress appropriately and stroll in like a resident, chances are they won't check) willk have direct access to your unit?

Even mass market condos have a 2nd layer of security, that of an access gate at the basement carpark and first floor where you need a keycard to enter (or punch in the unit number)

I won't pay 1000psf to enjoy HDB level security, so I gave this a miss.

think u quoted wrongly, i never wanted to buy one. i grew up in one of the blks 5xx hdb beside it and my parents still stay there. wind kenna blocked by this big, clustered series of buildings! my aunt used to stay in the old westpeak, so nice, my childhood playground, forced to sell cheap to CHEEAAP ENG SENG, which created this monster.

the parc is indeed for HDB upgraders, because after they buy this condo, they will be going "home."

monster indeed. it has become an eye sore for residents of this area. every time my wife and I drove by, I had to close my eyes (she was driving of course).

1000 units there, its hard to control. So no difference if there is any security or not.
