Incidentally, this client of mine sold his 2 study at Carabelle and bought a 4 bedder and a 2 bedder at the Parc. His customers mostly at Teban area so he wants to buy back the same area. Pocketed a few $,000k profits from the sale and transferred to the Parc. Asked him why not just keep the 2+1 at Carebelle? He said too remote, neighbour had hard time renting out. The Parc is better located. Plus his 2 bedder is in the same block as his 4-bedder, so can `monitor' his tenant got hanky-panky or not

My other business associates have also been getting decent offers for their Parc units. Too bad I didnt pick up any at the launch as I wasn't paying any attention in this area. They are now holding out for higher prices and leasing out their units instead. And I did joked to them that some commie guy staying at carabelle in this forum thinks The Parc looks like HDB. Not the least bit offended, they agreed 'Pinnacle @ Clementi', one offered as an alternative name to The Parc. Another remarked at least it look modern, unlike carabelle which looks dated with its design and oldish color scheme even before the owners moved in.

Actually both The Parc and Carabelle are built by HDB developers. But I agree with what you said above that I would choose The Parc over Carabelle and market has shown that people are willing to pay more for The Parc as average PSF for The Parc is higher. As for some of us, we do not necessary wants to `debate' all the time. We sometimes just want to share our observations and leave it at that. But since I'm in the mood to debate, let me offer my `piece':-
1) Having no units for rental doesn't mean it's easy to rent out a unit at Crappybelle. It just means most are already occupied. But if one tries to throw a unit out to rent now, you will have a darn hard time to find somebody interested in viewing your place.
Conversely, having 700 or 80 units to rent out at The Parc/ Botannia just means there are these much units available for rental. Although you are quite stupid to quote 700 units (presumably from pptyguru and many ads are just agents who do not have real units for rental but just fishing for clients, duplicate/ triplicate due to co-broking and double posting at different price points to gauge interests -> feature in ppty guru akin to google analytics). Besides, being such an eyesore to you, you must know The Parc just `TOP' and its normal to have large number of units for rental/ sale, or are you again too stupid to recognise that too? If you are, I suggest not only do you talk to a shrink, talk to your child's primary school teacher, they can help you out on that as well.
2) The Parc was a `sold-out' project (whatever that means from the mouth of the developer or the Marketing Agent) and its no secret MANY bought it for investment with no intention to stay. My business associates and clients bought multiple units, one of them 15 at 1 go! He is an NRI with numerous brothers, sisters, uncles, aunties but still I don't think he bought the 15 units for them. In fact, every unit was for investment. Naturally, now that the project has TOP, you will see many units for sale. But therein lies the inherent quality that these investors see in The Parc that they were willing to dump huge amount of funds in this project. As for me, I'm a traditional and safe investor. I'm not so much of a risk taker and as such I dun owe a unit here but the market rewards the risk-taker. I have cross swords with many bulls here as I'm a ppty bear...I'm still a ppty bear fyi. But I stand by it. I only buy D9, 10 and 11. I dun care that other locations might be under-valued (eg Jurong East, Pasir Ris, Paya Lebar or Kallang Basin). Ppty to me is not a gamble on some unknown/ future potential. I always play safe with the `knowns' when it comes to ppty. That's probably why I dun make it rich in ppty and definitely a characteristic of my occupation, the very nature of it, necessary for my survival.
