Need suggestion to invest overseas property

There seems to be a lot of growing interest in investing into cambodia property since last year. A lot of retail investors and developers from Singapore are going in to invest.
I read from the article Cambodia property market started to open its gate for foreigner to acquire property from 2010.
GDP is growing strongly.

I can think of political instability, lack of personal security, much lower income levels as the main ones.

Not knowing all the above is the biggest risk.

Driving a Car is an enjoyment to some, a big risk for those who don't know how to Drive.

It can be a good investment but there are many factors to consider (for one factor i can think of is the Developer and country specific macroeconomic factors). If you are interested, you can PM me. I have a few colleagues who have invested there themselves.
