Hi Makalele, Chelsea or French national fans? or your real name?

Are you the one of the unit owner? The condo showroom of the Citrine is very stylish and beautiful, if you have any picture of it to show us will be great!

    Hi roger!

    I am a Chelsea fan.

Unfortunately I did not have the opportunity to take photos of the showroom. However here are some pictures in the brochure, maybe I can scan and load them up here.

The word Citrine means "a yellow variety of quartz" and I suppose it was chosen to go along with the condo's yellow coloured theme.

Unfortunately, it also rhymes with "urine" and "latrine". Both also yellow in colour.

This area will boom in the future. Lots of private apartments here that are ripe for enbloc and redevelopment. Near the city, central, good location. Good alternative for Western expats who are priced out of Orchard Road/River Valley rental prices. I am also eyeing a condo here: The Ansley.

I like De Royale, because it is high rise and get good views all around. I think Citrine will be blocked somewhat, and is very close to the neighbouring apartments. Who knows if the neighbours are going to en bloc in the future and you will have to live with the construction noise and dirt. Also, I think De Royale maintenance cost will be lower because more units. Next time easier to sell because of full facilities.

hey kelly, i wouldn't buy in Balestier now... over priced now. nobody in his right mind would pay $900 psf for Balestier. Balestier used to be $600 to $650 psf just one year ago. I know the market is hot now but can you imagine how much Balestier area will drop if the market sentiments change? take care

Prices have already gone up. It would not be possible to get prices back 1-2 years ago anymore.

Not many years long ago, the price $600 psf in balestier is considered very expensive. Now that price in balestier is considered very cheap. I think in several years coming the price $900 psf in balestier will be considerd very cheap. The condo price value will just increasing. The Citrine and others condo around is at its best values. Congratualation for those who had invested it! Does anyone know if there is any unit left for sale in the citrine?

actually, depending on your objective of buying a property, u sld always determine your affordable budget, then the locations... that should widen your choices a little bit... different locations have different selling points...after that, go for developers with good projects - meaning good architecture (exterior & interior) at a good price...

Wonder how big is the apartment. Can have up to 8 people. Not very good publicity for this development looking at the profile of this particular tenant.

As I have said before, these type of estates, these type of tenants, all their security deposits also not sufficient to restore the house properly to be fit for next tenant!
So want to invest in properties, better buy investment grade properties with rent >$6k /mth (which can only be in prime CCR locations).

It can happen anywhere but the risk is lower in CCR. The guy who vandalised the mrt train is staying in the CCR area. I was once in condo where I saw some angmos with some social escorts having a good time in the men's sauna room by the pool. This is quite a upmarket condo too. Security must be alerted on these incidents.

But he didn't vandalize his rented place right? How you know they are social escorts? Could be their girlfriends? OCR will have 'chickens' who will also do business in their place. It is common to see them and the foreigner workers squeezing 8 people into 1 unit in these OCR condos.

#12 is not penthouse. biggest unit only 1281 sq ft. likely a 3 bedder. just checked the site plan, it has to be #12-03, 1281 sq ft coz that's the only stack which faces the pool. wah his #12-02 neighbour smaller 3 bedder 1141sq ft also only transacted at 1052psf and that's the highest psf for whole development.

Agree, won't see units in Admore cramped until 2-3 persons in 1 room. At most expat having a good time with gf or gf wanabes. Upmkt CCR- risk is lower. City fringe condos have higher chance of such mass/transit tenants in Tiong Bahru, Balestier, certain parts of river valley, proximity to upmkt KTVs.

yes, i had seen one walking out from tribeca on her way to work nearby! but most are likely to be staying in the older condos like pacific mansion or at best mirage.
