Went down last week to see see look look..
Quite a number of so called Star Buy units there..
Bay view side all sold out..
Left the Arab street view but selling fast
Price for 3DK ard 1.5mil..
Should be pulling the trigger soon
Project seems decent ..
Confirmed 1 3BR DK unit 904sqf
High flr..facing Arab street
Offered them 1.5xx...below their star buy price
Took them 30 mins to ponder before they accepted my offer..
Followed me back to my plc to collect cheque
Heard all the star buy units sold..
Raised their price this week..
Precisely ..told them about my predicament ..
Most importantly , must show your sincerity and utmost interest in their project..
Like that then the IC will surely fight for ur asking price..
Forgotten to mention..
My agent took a cut from his comm to fight for my asking price ..

In the first place you are prepared and have the cash to pay for the ABSD so you bargain for a discount.
To some other people they are not prepared (or do not have enough cash upfront) to pay outright for the ABSD despite the discounted price. This is the group of people "affected" by the ABSD.
In fact you belong to the group of people not affected by ABSD because you have the cash to pay upfront.
Yes they have already raised the psf by a fair bit since last year, but also intro some star-buys this year. Good that this project is moving v well. Now they r focussing on clearing the 3bdr- DK units.

According to this Property Guru report, City Gate residential is nearly sold out at around 99%.
On the other hand, the commercial units are not doing so well since its launch in 2014. I believe this has to do with the location of this project which did not have adequate human traffic potential. Other than Haji lane, there is really not much going around this area.
For those staying/renting there in the future, the shops will definitely be a plus for them. If there are too many empty commercial units, it might affect the residential pricing. There is nothing stopping the developer from renting the empty units out although they are being put for sale? How does it work?
