    Default Owners in the West beware!!

    JLD has achieved a very significant milestone today, as it welcome the first major tenant to JLD, AVA. And this marks the beginning of towering wave of job migration to JLD.

    Next week, we will see another very important statutory board BCA moving into JLD, with both BCA and AVA occupying 8 floors of the 11 floor JEM office tower. And as some property analyst said, shifting of BCA to JLD will likely to attract architectural firm and developers moving to JLD, and this will mean more jobs.

    And what else is on the horizon for 2015??

    2015
    * We will see the opening of the 5th mega shopping mall at JLD, ie. The BIG BOX
    * We will see the opening of Genting Jurong Lake Hotel
    * We will see the opening of Jurong Community Hospital and NTF General Hospital
    * We will see another significant tenant CPG Corp moving to JLD Westgate Tower

    * PM Lee and LTA will make the official announcement of HSR station in JLD
    * LTA will announce the alignment of Jurong Regional Line and possibly Cross Island Line
    * URA could possibly include a commercial white site for H22015 and this should form as part of the Jurong East ITH
    * We will see intense competition among developers to bid for the JW St 41 site, and this will help boost or support the price of property around JLD.
    * We will see the announcement of the Jurong Lake Garden master plan.
    * We could possibly see the grand master plan for Singapore Science Center.. (the Jewel of Jurong Lake District)

    So for owners and investors of properties around JLD, just sit back and enjoy the JLD transformation as there will be no shortage of jobs, investors and tenants looking for place to buy or rent in Jurong Lake District

    The Agri-Food & Veterinary Authority of Singapore (AVA) and the Building and Construction Authority (BCA) will move to Jem in the Jurong Lake District in a couple of weeks.

    The relocation is part of the Ministry of National Development's (MND) plans to move all its operations to the area.

    It has a 30-year lease for 11 levels of office space at Jem, with a net lettable area of about 310,000 sq ft. Jem, a mixed-use development, also has 241 stores over six levels.

    The AVA and BCA, two of the MND's statutory boards, will occupy eight floors with the other three to be sublet, an MND spokesman said. The MND is expected to eventually occupy those three floors.

    The space vacated by AVA and BCA at the MND Complex in Maxwell will also be leased.

    "There are no immediate plans to redevelop the existing MND Complex," she said.

    The MND's relocation plans were announced in 2010, along with plans for the Ministry of the Environment and Water Resources and its statutory boards to make the move to Jurong.

    OrangeTee research manager Wong Xian Yang said AVA and BCA's presence will boost the area as related firms such as architecture firms and developers may consider moving to Jurong East as well.

    Other office space in the area includes Westgate Tower. Its developer, CapitaLand, was initially supposed to occupy about half the space but the plan was aborted last year. The 20-storey building, with about 305,000 sq ft of net lettable area, was sold in January for $579.4 million.

    CPG Corporation, an infrastructure, building development and management services provider, has reportedly taken an 83,000 sq ft lease at Westgate Tower and will be moving in by the fourth quarter of next year.

    Looks like possibly building a second CDB in the West. It will be difficult to get the kind of full-fledged condo in the area except those that are already existed now. If there is any more residential to build in the heart of Jurong Gateway, it is likely to be like those of Skysuites in Anson. Land will become prime in the next 5 to 10 years time.

    this place looks like an adult meeting place, for retirement citizens like R33 and foreign labors.
    children no longer interested in traditional playground. today kids meet at cafe.

    Looks like JLD is on path to be the MOST CRAMPED and SQUEEZED up place in Singapore!

    Westgate Mall ceiling collapsed: the “Jurong” curse is back?

    If there’s one thing shopping centres next to Jurong East MRT Station needs to do, that would be to pray harder.

    Yesterday (18 December 2014), a false ceiling failed and collapsed at around 3.30 p.m. on the fourth floor in Westgate. According to an eyewitness, the ceiling had started to leak water prior to the collapse; and when the rain got heavier, a small section gave way and broke. Almost three to four men were almost hit, but thank God they were not.

    In case you’re unfamiliar with a building structure, a false ceiling is much like another ceiling below the real ceiling; between the “real” ceiling and a “false” ceiling, there lie wires, pipes and whatnot: stuff that are essential for the operations of the building. If you’re in an office now, just look up, for there’s a high chance that what you see is a false ceiling, and above that are full of wires and maybe some pipes.

    If you’ve not been following the news about the “Jurong Shopping Centres curse”, these are the incidents that have happened:

    In August 2013, two cases of fire occurred in Jem, another shopping mall next to Jurong East MRT Station. One occurred within an NTUC FairPrice while another in the car park.

    Also in August 2013, a taxi caught fire outside JCube, the first shopping mall there
    In September 2013, the false ceiling of JEM collapsed. This time, it’s a large piece and it injured three people

    Currently, there are four shopping malls near Jurong East MRT Station: Jem, Westgate, JCube and the new Big Box.
    Well, I believe Big Box must be crossing their fingers now as shopping centres near Tampines MRT Station smirk and think, “You think so easy to have so many malls next to a MRT station?”

    Here are 6 reasons Jurong, which used to be a swamp, will be an exciting place to live.

    1. Jurong Lake Gardens

    The Japanese Garden, Chinese Garden and Jurong Lake Park will be merged into a single set of gardens which PM Lee said will be a "people's garden" bigger than Bishan-Ang Mo Kio Park.

    The 70-ha Jurong Lake Gardens will be a place where community gardeners can create and maintain "show gardens".

    The lake will be reshaped and the gardens merged to "create one beautiful set of gardens in the heartland".

    "Heritage elements at the Chinese and Japanese Garden will be retained but refreshed as part of Jurong Lake Gardens," wrote National Development Minister Khaw Boon Wan in his blog.

    Residents can enjoy it as early as 2017, he added.

    2. New Science Centre

    A new Science Centre will be built on the north of the lake near the Chinese Garden MRT station to replace the 37-year-old attraction now sited at the south shore of the lake.

    "Its location will enable NParks to integrate the future Science Centre with the new Gardens, combining themes such as science, technology and horticulture in a uniquely Singaporean way," Mr Khaw wrote in his blog.

    Targeted for completion around 2020, it will have an entirely new concept and will be a "jewel" in Jurong.

    3. Malls, malls and more malls

    The Jurong Gateway is already a new commercial region with shopping malls such as J-Cube, Westgate and Jem.

    The Big Box Warehouse Retail Outlet, which will house electronics and furniture companies as well as a hypermart, will open in 2015.

    4. Institutions and hospitals

    The Devan Nair Institute for Employment and Employability is situated in the area.

    Other facilities such as Ng Teng Fong Hospital and Jurong Community Hospital will soon be completed.

    5. Well-connected

    The upcoming Jurong Region Line and Cross-Island Line, together with the improved North-South and East-West MRT lines, will improve traffic in the region.

    The terminus for the Singapore-Kuala Lumpur High Speed Rail may even come to Jurong.

    6. Lakeside housing

    In the longer term, the Ayer Rajah Expressway could be shifted to create more space for lakeside housing, making it as pleasant as living near Bishan-Ang Mo Kio Park or Punggol Waterway.

    Mr Lee's announcement has put the spotlight on the western part of Singapore. Property experts say developers might now take a closer look at the area and be willing to pay more for sites.

    The Big Box has finally opened. Another new and important milestone for Jurong Lake District.

    JLD is now like the Orchard Road of the West. 5 mega shopping mall within walking distance.






    SINGAPORE - Megastore Big Box drew a big crowd on Saturday when it opened its doors.

    Eager shoppers flocked to Jurong East to experience shopping at the warehouse-like retail space.

    Big Box spreads over three floors and features a hypermart, a fashion store, a home-improvement section and services from furniture to tyre-fitting.

    Many people in there looks foreign-looking. Cater for low and low-middle income foreigners?
    Even hotels can be only at most 3-star.

    JLD like Orchard Rd? Does JLD malls have luxury branded stores? Oh....the operative word is 'like' lol.
