    One of the most important element to develop a thriving business district is to build all the necessary infrastructure. And it shouldn't be a surpirse why lta is building so many mrt lines to connect to jld. From existing EWL and NSL, to future JRL and crl. To top it all jld will be home to HSR terminus.

    It's all part of the masterplan

    2005 : S$1 = SK-Won 637.98
    Today 2015 : S$1 = SK-Won 817.48

    So South Korea needs to learn from Singapore just like what you quoted that based on exchange rate Malaysia needs to learn from Singapore?

    South Korea got Hyundai, Samsung, LG etc, Singapore got what GLC or local private companies comparable to SK's to show hah?

    Basically when you build more new malls, they just cannibalise old malls!

    JURONG: Losing to neighbours despite a year's head start

    Walk through JCube mall in Jurong East on a weekday during lunchtime and the crowd is thin.

    Tenants such as ice-cream chain Marble Slab and chicken joint Nando's are empty except for a few teenagers. Lesser- known brands and niche product retailers are barely keeping afloat.

    Business took a beating when two new malls - Jem and Westgate - opened across the road, boasting popular brands such as Llao Llao frozen yogurt, Ippudo, 4 Fingers Crispy Chicken, Victoria's Secret, Sephora and H&M.

    Jem opened in June 2013, followed by Westgate in December the same year. JCube, which had opened in April 2012, had a year's head start and swift business.

    But it all changed when the rivals came, said JCube retailers. Even brands that made Singapore debuts at the mall to fanfare - lifestyle store Francfranc, Italian restaurant Capricciosa and cafe Nana's Green Tea - have quit. Others may soon follow suit.

    The JCube branch manager of Australian rock candy brand Sticky, Mr Mon Andal, 29, said business has fallen by about half since the two new malls opened.

    It will be moving out of JCube soon, he said.

    Caesars, which sells replica weapons, will also be gone when its lease ends in April, said store assistant Shawn Wong, 40. It has been at JCube since it opened.

    SINGAPORE- The owners of listed construction firm Lian Beng Group have bought the shop space of the popular Boon Lay Raja Restaurant in Jurong East, which is closing, for around $15 million.

    Mr Ong Pang Aik, Lian Beng executive chairman, said his family decided to buy the 11,248 sq ft premises in Block 135, Jurong Gateway Road as a private investment and rent it out.

    "The restaurant has a good location. It is near Jurong East MRT and there are many shopping malls nearby," said Mr Ong.

    The Ongs will likely rent the space to a well-known Chinese restaurant.

    "The restaurant owners said they plan to start operation in May. But we are not ready to reveal their name yet as things are not confirmed," said Mr Ong.

    News of the sale of Boon Lay Raja Restaurant made headlines last October.

    Its owners asked for $15 million for the restaurant space, which has 69 years left on its lease with the Housing and Development Board (HDB).

    The restaurant's boss, Mr Henry Tan Kweng Nam, said he was happy the buyers met his asking price and revealed that four bids were made for his eatery, a familiar institutionon on the west side of Singapore.

    "I am 75 years old and it will be tough for me to continue running the business. I am happy to retire soon," he said.

    Customers will be able to eat at the restaurant until March 31, the last day of operations.

    "We are already fully booked for Chinese New Year's eve dinner. But until the end of March, we will do our best to serve our customers," he said.

    The original Boon Lay Raja outlet opened in 1979 in Jalan Boon Lay. It moved to its present location at Jurong Gateway Road in 1989.

    Its trademark dishes are red garoupa in Nonya sauce, roasted duck with mango and Buddha jumps over the wall.

    Presence in these malls will not be lasting for new retailers trying out at business. Many will just bleed rental until the next tenant come along to take over after expiration of the lease.
