    Look at the big picture, it is not just about shopping, it is about convenience, businesses, jobs, residential aka in one word "hub" and in Singapore, there is strong demand for properties near hubs. You are just too shallow.

    Not hard to imagine more businesses from KL expanding / setting up shops here and vice versa, having their talents traverse the lengths of two cities.

    This will allow foreigners and PRs to be headquartered / located at cheaper locations in Malaysia and travel here to do business, bypassing the foreigner quota that many companies face. High value creation businesses and industries can continue to have headquarters here and market to Malaysia. It creates much more opportunities for locals to take advantage of, for example, in PMET / managerial occupations.

    1 and ONLY HEAVY INDUSTRY TOWN that
    only has at best 3-STAR hotels to cater to 3-STAR tourists / offices / residents etc
    (not 6-STAR tourists / offices / residents etc in the Singapore original CBD)!

    What has 6 star or 3 star hotel have to do with the revamping of JLD? It is not targeted as a 6 star resort, as you have rightly pointed out, Jurong is only 2nd CBD, the original CBD is still the best place to invest. BTW the hotel there is meant to cater to business travelers who need to visit factories and discuss business, it is definitely not targeted at tourists.

    To be really frank with you, ERP 2 is coming soon. Should be even before HSR runs.

    Islandwide ERP: possibly Tier 1 rate for CBD 1. Tier 2 rate for CBD 2. All other regions normal rate.

    Most likely depending on the traffic situations.

    Property owners in the Jurong Lake District are rejoicing following the announcement that Singapore’s high speed rail terminus will be located in Jurong East, media reports said.

    Consultants expect the new terminus to spur property prices and stimulate retail and commercial activity in the vicinity.

    In fact, they noted that the district is well set up to take advantage of the boost.

    Jurong East is the interchange of major MRT lines, the east-west, north-south and upcoming Jurong Region Line, making it convenient for commuters, noted Desmond Sim, CBRE head of research for Singapore and South-east Asia.

    The area is also a rich hunting ground for business space.

    Jurong Gateway, which offers 500,000 sqm of offices, 250,000 sqm of retail, food and beverage and entertainment space and 2,800 hotel rooms, will become “the most ideal suburban location for company headquarters, business services, education and science and technology sectors,” said Cushman & Wakefield research director Christine Li.

    New entrants could include businesses in Malaysia, especially companies from areas such as Malacca, Nusajaya and Batu Pahat – stops on the high speed rail line.

    Meanwhile, retailers noted that the Jurong area is poised to attract a “larger catchment of shoppers and office workers with new developments including the high-speed rail terminal”, said Jenny Khoo, general manager of mixed-use development Jem.

    A Mapletree Industrial Trust official expects higher demand for space at its two buildings once the rail line is ready.

    MCL Land, which is currently developing Lakeville in Jurong West Street 41, was awarded a nearby condominium site in March.

    Chief executive Koh Teck Chuan expects the two projects to attract more foreign buyers given the area’s greater accessibility and vibrancy.

    In Q1 2015, prices of non-landed property in Jurong fell eight percent from the previous quarter to $947.15 psf on average due to the government’s cooling measures. However, average non-landed rents increased six percent over the same period to $3.30 psf per month, revealed PropNex Realty chief executive Mohamed Ismail.

    “Property prices in this developing region are expected to slowly appreciate over the next decade,” he added.

    GERMANY'S Daimler group, which owns the Mercedes-Benz brand, is moving from glitzy Centennial Tower in Marina Centre to Westgate Tower next to Jurong East MRT Station.

    The move underscores the importance of saving in occupation cost for corporates, say market watchers. Daimler is expected to pay about S$6 psf in monthly rent at Westgate Tower, which would be about 30 per cent lower than what it could have expected to pay had it renewed its lease at Centennial Tower, which is said to expire in the first quarter of next year.

    Daimler is taking about 55,000 sq ft on almost three and a half storeys at Westgate Tower. More than 90 per cent of its 305,000 sq ft net lettable area has been leased.

    The Daimler lease was brokered by CBRE, which also handled Great Eastern Life's leasing deal in the same building. The insurer is taking two storeys in the high-rise zone amounting to nearly 33,000 sq ft.

    These new signings at Westgate Tower were disclosed by CBRE in a news release on Wednesday although details of the amount of space leased and rental levels were not disclosed.

    CPG Corporation has leased 83,000 sq ft at Westgate Tower. It will move out of Novena Square, where it occupies about 80,000 sq ft.

    Another major tenant in the building is Beca, a mechanical engineering services firm, which has leased 26,000 sq ft. It will move out of the Anson Road location. "Cost cutting is the overriding driver determining real estate choices of occupiers in the current business climate," said Marcus Loo, executive director (commercial) at Savills.

    Commenting on the locational appeal of Westgate Tower, CBRE executive director (office services) Michael Tay said: "Coming on the heels of the latest announcement of Jurong East as the terminus for the high speed rail link between Singapore and Malaysia, Westgate Tower's premium as a strategic commercial development in the Jurong Regional Centre is now raised."

    Jurong East is the interchange of major MRT lines - the existing East-West and North-South lines as well as the upcoming Jurong Region Line - making it convenient for commuters.

    Westgate Tower, a Green Mark Platinum building with Grade A office specifications, received Temporary Occupation Permit last October. It is owned by a joint venture between Sun Venture and Low Keng Huat. Offices span levels six to 25 of the 27-storey building. The office lobby is on level two. Office floor plates at Westgate Tower are about 8,700 sq ft-8,800 sq ft (on levels six to eight) and 15,855-16,700 sq ft on levels nine to 25.

    The office tower is part of the mixed development Westgate project developed by CapitaLand, CapitaMalls Asia and CapitaMall Trust.

    "MNCs are starting to see the attraction of decentralised locations," noted CBRE's Mr Tay. He cites The Metropolis, next to the Buona Vista Circle Line Station, which has attracted the likes of Procter & Gamble, Shell and GE.

    Analysts are also keenly watching Google, which is close to inking a lease at Mapletree Business City II (MBC II), a business park development in the Pasir Panjang Road/Alexandra Terrace area. The tech heavyweight is expected to exit Asia Square Tower 1 in the CBD.

    Industry players guess that the group is likely to lease two entire low-rise blocks as well as the lower levels of the adjoining high-rise tower at MBC II, giving it an expansive floor plate spanning three blocks, and plenty of roof space. The campus-like setting of MBC II is said to have been the major draw for Google

    SINGAPORE — The rapid transformation of the Jurong East area into a bustling commercial hub over the past seven years is set to quicken further, analysts said, following Tuesday’s announcement that the terminus station of the High Speed Rail link between Singapore and Malaysia will be located there.

    In addtion, more big-name companies are expected to relocate to or expand their operations into the area, whose “glamour quotient” and accessibility to parts of Malaysia would be significantly boosted by the rail project.

    Yesterday, real estate consultancy CBRE announced that more than 90 per cent of Westgate Tower in Jurong East had been occupied, with British automaker Daimler, Great Eastern Life and CPG Corporation among the tenants.

    The 25-storey Grade A commercial building was completed last December and offers a total lettable area of 305,000 sq ft.

    CBRE executive director (office services) Michael Tay said: “Coming on the heels of the latest announcement of Jurong East as the terminus for the High Speed Rail link between Singapore and Malaysia, Westgate Tower’s premium as a strategic commercial development in Jurong Regional Centre is now raised.”

    Ms Christine Li, research director at Cushman and Wakefield, said more businesses are expected to move to the area in the wake of the announcement.

    “We expect this trend to gather momentum as more and more pharmaceuticals, research and development, consumer products, services and IT companies decide to relocate to or expand into Jurong Gateway.

    “While, for some, the idea is to integrate with their respective manufacturing operations around Tuas, for others, it is about easily reaching out to Johor, Iskandar and beyond to Kuala Lumpur.”

    In 2008, the Urban Redevelopment Authority unveiled plans to further decentralise commercial activities from the Central Business District to areas such as Jurong Lake District, Paya Lebar and Kallang.

    The Jurong Lake District is currently the largest commercial hub outside the CBD and comprises two precincts — Lakeside and Jurong Gateway.

    The former is being developed as a major leisure destination, while the latter is envisioned as a commercial district.

    In all, the 70ha Jurong Gateway offers about 500,000 sq m of office space and 250,000 sq m of space for retail, food and beverage as well as entertainment uses. Around 2,500 hotel rooms will also be developed.

    CBRE said the High Speed Rail project would be the icing on the cake to seal Jurong Gateway’s status as a commercial hub.

    Analysts noted that big-name companies are not averse to relocating their offices, especially when there are potential cost savings.

    For instance, IBM moved from the CBD to Changi Business Park, while P&G moved from Novena to Metropolis at one-north.

    Mr Desmond Sim, CBRE head of research for Singapore and South-east Asia, said: “With lower occupancy cost around the Jurong area ... it is the best viable alternative outside the CBD for companies, both from the commercial and human-resource point of view. The High Speed Rail project will add to the ‘glamour quotient’ of the location.”

    How apt, yes the jurong masterplan was revealed on multiple platforms and was all over papers since day one.

    It's constant bombardment of BEWARE, BEWARE, BEWARE, BEWAREWAREWAREWARE. ... and the multiple postings on the dragon that pisses us off, at least for me.
