    Don't see Genting building a 5-Star hotel in JLD, not even a 4-Star to start with... That tells us a lot about the affordability and what Genting expect people would be willing to pay to live in JLD...

    I'm not so interested whether Genting build hotel in JLD..

    I'm more interested to know whether J Gateway decent size one bedder can rent out at 3k & above as ppl bought from the developer at 850k
    If can't even rent out at 3k.. then bank valuation will be at most 850k-900k.. then what potential capital gain you are talking about??

    If j gateway's one bedder rents for 4k, how much do you think their three bedder will rent? How much should the surrounding EA and 5 room hdb flats rent? 4k is unrealistic unless we suffer very bad inflation.

    The property market has been on a bull run for the past few years resulting in a disparity between pricing and income affordability. It took 8 cooling measures to stabilize the market. What we are seeing today is the reality of a market in adjustment.
    The timing of when to relieve the cooling measures will depend a lot on the external environment. If the externals get worse and affect the economy, there is a good chance that the government may twit some of the cooling measures to revive the markets. My prediction is that this will happen in this year.

    The FT issue is always a sensitive one. Potential election debate issue. Nonetheless it is not a question of why but when . My prediction is after election .

    Tdsr n absd are here to stay, removal of these two will cause a spike in prices again such is what the govt wants to avoid.

    This year also raise in interest rate..
    Oversupply (TOP projects) with less demand also happening this year till next year..

    Don't understand why people can try to mislead others by providing selective data, and one so far back in early 2014 some more!

    Why not give more recent data, like below?

    If you can rent a unit of 800-900 sqft size at $2800 per month only, would you be so stupid to pay $3400 per month for 400-500 sqft unit?????????????????????

    The good time has yet to come.... why make conclusion so quick ? The Singapore weather is predictable... sunny all year round unlike US 's weather , although sometimes it has more rain than normal.

    Haha! It is SG50! Why everyone is unhappy when we should be happy celebrating our Jubilee? Are we in a recession ? The government will say no ... we are improving quality of life... we are creating special places in all corners of Singapore from JLD to Mandai. The good time is yet to come...

    Having a hotel in jurong does not serve much purpose for residents living in jurong except to make the place more crowded.

    JURONG hotels is to cater for people who cannot afford those luxurious hotels in the CBD area, eg those from Malaysia here to Singapore on some small business trips, on short trips for some events and/or discuss some business deals etc (that is why the hotel(s) in JLD are at most 3-STAR only).........
    It is good to keep these people at the way-side so that the CBD will not become too crowded and uncomfortable and dissuade people who can afford to come to Singapore to do business and live here...

    Some years back I was at the launch of Spottiswoode Residences. An agent was claiming loudly rental of 1-bedder at $5k and 2-bedder at $6k is sure not a problem. In reality 1-bedder never even hit $4k and 2-bedder barely $4.5k. LOL

    J Gateway will only be TOP after 2017, 1-bedder rental is based on my personal estimation, what make you so worry?
