    Indians generally prefer the East to West. Those with low budget will choose places like Simei and tampines, those with more budget will chose D15. When Overseas Family School moves to the East, you will see even more Indian moving in that direction.

    Having said that, there are also many landlord in Singapore who prefer not to rent out to Indians due to various reasons.

    The 5.4k recorded must be of some very special cases. To me 3k plus is exactly what the market is. Dun get too excited by the 5k numbers.

    5k can choose to live in many parts of singapore. avoid biten by lake alligators and heavy industries fume.

    Exceptional cases are possible if the rent includes utilities and rented to 9 separate individuals. Each pay $600 and on the aircon 24hrs, no deposit required. Some other possibilities to inflate the isolated figure but not appropriate to discuss here.

    I would prefer to comment of actually transaction data rather than speculation.

    If you look at URA transaction record, there is actually a few 3 bedders unit that were transacted at >$5k in 2014 and also the penthouse that was rented out at $8.4k. And if you check the URA website, the median rent for Lakefront Residence is about $44 psm, which is around $4.1psf. So for a 1000sqft 3 bedder, the median rent should be around $4.1k.

    I am sure in every development, there will sure be some special cases of say fully furnished, free internet and aircon servicing etc. Even if you throw in all those freebies, >$5k for a 1000 sqft 3 bedder in D22 is still very decent. For the price, you could even get a larger unit in D10.

    In order for URA to capture the rent transaction, I presume the TA will have to send to IRAS for stamping.
    So technically speaking, those high rental transaction cant be rented out to separate individual?

    Actually I know why - may be because of another reason...
    I heard that recently, many of these OCR condos with abnormally high rental are rented out with "cash-back". What is it?
    Very simple, the tenant chose the unit and their company pay (as corporate lease) BUT the owner/agent give cash back to the tenant living in the units directly (under table!!!...

    It can be done. 1 master tenant, X no. of tenants.

    When there are other units in the same vicinity and other developments nearby at a much lower price, it is irrational to ask to pay more unless there are special concessions to tenants or there are special advantages to over declare.

    I believe there could be exceptional cases, but I doubt thats the case for Lakefront Residence that just TOP a few months back.

    Did you notice something, that is: Lakefront 1200-1300 sqft units were commanding rental almost similar to 1000-1100 sqft? Any particular reason? If you take an average, Lakefront 1200-1300 sqft rental is about $3.2 psf pm isn't it?

    To be fair take the average rental instead of the outliner on extreme ends over a period of time for any development. Otherwise close one eye take highest for any condo can scream ice-cream

    Think they rent by the room? That is why 3 bedders command $5000 (regardless of size in SQFT).

    Similarly, 1200-1300 sqft commands same rent as 1000-1100 sqft because both only have 3 rooms, and all command rental of about $3500-5000.

    The other day I passed by chinese garden....it looks loke little india instead...can jld really be the next great place.....I also wonder why so many indian tenant these days....all the jobs really cant find talents to fill....the educational level higher than singapore? Its really unusual.

    The other day I passed by chinese garden....it looks loke little india instead...can jld really be the next great place.....I also wonder why so many indian tenant these days....all the jobs really cant find talents to fill....the educational level higher than singapore? Its really unusual.
    I felt a bit uneasy too pertaining to too many foreigners in our land, not only in Chinese Garden
    but guess this is the way of life in a modern city where government are opening its immigration gate
    when birth rate fall below the rate of replacing itself, therefore it is not unusual


    Look at Europe, particularly in Sweden, France and Germany
    Now these countries are having lots of troubles with the migrants
    Just hope that it will not happen to Singapore

    Not a good idea because what if TS like Ringo33 posting "rubbish" and making slander and insulting remarks on others and yet he can carry on as he like just because he is the TS?

    I do not find his posting rubbish but rather unselfish sharing and informative ...
    Many of his views may differ from a few here but that does not mean he is wrong

    During my short time in this forum, I have already seen you making several groundless comment which I find it hard to accept.

    You mention to polo that ringo was a clone of someone in 2009. Who is that someone and how are you so sure they are the same person?

    A few forummers here, include you, claim to know what ringo bought, the size of his apartment and also the psf he paid for it, and then call him a sucker. Where did you guys get all these information from?

    Didnt you just make an insulting remarks yourself?

    People can have different views, but when he started the personal attack (which he did) without any basis and trying to put words into other people's mouth (and he can't show evidence to justify what he insisted), that is another story altogether. It means that person is a liar, and have no integrity and moral character, a scam-bag!
