But high floors would usually cost more when you buy.Originally Posted by fiat500
Hence, naturally, low floors being cheaper, you will be able to charge a lower rent.
So which is more attractive to the tenant? And which gives better yield to the landlord?

Yup. Must see what is the selling factor. You can say high floor as your selling point. Or good views as selling point. Or if you buy low floor, pool view is another selling point. Unblock view also a selling point.
But if your unit has no view, low floor, no pool view, then your only selling point is low price I guess. I am also surprised how some agents can say tennis court view is good. To me, it is so noisy and bright. Pool view still okay but tennis view????? Location I exclude because all units same location anyway.

How is rental at Clift? FEO sold all their units?
I heard there is a 1 bedder rented at $4800!!
Rental is hot, I open my unit for viewing n in 2 days, I received 5 very good offers. Many chose clift over 1S due to the quiet env.
It is really strange when one look at the design of building: IS is definitely more grand than Clift and yet clift is more popular.
U need to go up 1S and u will know the ans. A tenant came over from 1S n he offer my unit immediately. For 1S, u either face AS or face west sun or face darkness. That's what they told me. N from concierge, you need to change 2 lift before reaching ur unit. N the most destructive is the noise. Construction for at least the next 2-3 years. N you have the noisy shenton road right in front. Clift is so much more quiet with better layout. U can fetch $8+psf easily. Whereas I heard 1s only $6+psf.
Nevertheless, I still like 1s architurally.
Wats their offer? All above 4k?Originally Posted by shauntanzs
