    Carpark completed.Now doing the entrance to carpark and perimeters.Swimming pool guys at it atm.Soon landscaping.I dont know about interiors cos cannot sneak in.Aircons are all up.Official TOP Jan 2008.I believe can TOP earlier.Hope to move in bf Christmas.Count down 5 months to go.Virgin forest will remain for another 5 to 10 years.

    Depends. If people can hold and can pay installment in cash, why need to sell when market is no good? Rent out low and just keep it and wait for it to goes up. Just my 2 cents.

    saw ad in the Saturday paper, ground floor unit 1668 sq ft unit selling for 998k.

    There are 2 units on #01 with strata area of 1668sqft, #01-02 and #01-07. Sellers bought from Sim Lian at or below $504psf, or $840,000.

    Go see the unit, then decide if you fall in love with it.

    Dont despair!You have been staying too long in HDB that you have completely forgotten how private condos look like.Obviously all pte condos will look HDB lookalike to you as your nick suggest.

    U forgot who is the developer cum contractor...no other than Sim Lian, the first DBSS (HDB) project developer...so same standard applies....hahaha...high end HDB DBSS with small pool.....

    Sim Lian has done pretty impressive projects so far in the past, so it is not surprising to see that they have done well with this and even the HDB DBSS.

    I think it is the other way round, that the DBSS ( i gather that is the HDB that is contracted to private developers) are pretty lucky to get better designs and standard than other HDBs.

    Furthermore, I think judging from the kind of prices that the owners who bought direct from Sim Lian have gotten when it launched, they are the ones laughing themselves to the bank. On the left and right of this project, a lot of newer projects are being launched at approximately 1000psf! Should have gone to take a look when this was launched. Too late now.

    Default TOP inspection scheduled to be next week

    Passed by The BLEU yesterday. All common area are already completed (swimming pool filled with clean water, BBQ area done, playground done, entrance water feature done and etc) now clearing up the rubbish and final touch up for the TOP inspection scheduled next week (got this info from the security guard, not sure if this is true)

    From Sim Lian:

    The project is currently pending the authorities clearance and we will
    anticipate to handover keys for the development in month of October
    2008.

    just received my notice that car parks etc are done.

    time to adjust my bank loan :|

    Just realized my rate is rather high (5%!) might think of refinancing.... should i wait for TOP or nows a good chance to take a stab at it?

    They are lots of banks out there offering lower rate. My is about 2.2%.

    yeah but need to wait till TOP for the full loan to be dispersed then its better to re-finance right? heard lower penalty fees or something? or best to do it ASAP
