    Bleu's PH quite nice layout.

    Unlike most condo (such as east coast residences), only alternate units have PH at the highest level.
    That will create a lot of "space" for the PHs.

    Home prices, sales could remain weak as US sub-prime concerns linger

    A MONTH ago, property consultants were predicting that the cooling market would pick up after June. That optimism has fast drained away.

    Consultants now expect home prices and sales to remain weak for up to a year from now, after official estimates yesterday confirmed that price growth was tapering off.

    ‘We can expect residential prices to continue weakening over the next 12 months’, in the light of the United States sub-prime debacle and an expected US recession, said Jones Lang LaSalle (JLL).

    Other consultancies, such as CB Richard Ellis Research, believe price growth will slow further in the second quarter, to ‘1 per cent or 2 per cent’.

    Home sales are also plunging as buyers retreat - and they are expected to stay low as sellers dig in their heels to wait out the slowdown.

    New home sales were likely to have dropped in the first quarter to one of the lowest levels ever, second only to those recorded during the Sars period.

    In the secondary market, sales have fallen to 2005 levels, according to estimates from Savills Singapore.

    Mid-tier private properties on the city fringe, such as in Novena, Toa Payoh, Marine Parade and Queenstown, are likely to be hardest hit by falling buyer demand.

    These areas saw the biggest slowdown in price growth in the first 10 weeks of the year, suggesting that prices in these regions may be peaking, said JLL.

    Buyers in these areas have shallower pockets and are more sensitive to market sentiment, it added.

    ......... like that I think interested buyers will ask for lower psf price, and most will hold back, and end up buying other more value for money places...

    you are also keen in Bleu's PH, or you are potentially selling your PH unit. if any sellers out there pls post here as there are many Bleu interest. Personally I think Bleu has fantastic units layout and even the smallest units (3 only) has a very clever layout.

    Its quiet market out there, Bleu still waiting closer to TOP therefore there should be not much transactions and its normal for smaller developments. Dont think there is real sub-sale transactions yet, so all these speculation of psf prices is not reliable until later. At this moment most seller and buyer will wait and see.

    I think realistically speaking, base on the current market, Bleu should be around $800 psf. And that is what I am looking at.

    UOL has postponed their Breeze By The East till May/June.Heard asking for 1000 to 1100 per sq ft.Will sell only after they launch.Then you can compare.

    not interested in the MRT proposal. Just like this area and looking for small unit development. Let me know if u are interested in selling later.

    All things else not important, just be the right price. Right price high or low not an issue. Its simply "Be Loved Enjoy Until..." retire, become old, die etc. Its the love for Bleu in its charm, its only own charm.

    Missed buying Bleu during its launch. Also like the layout, location, privacy, etc. it offers.
    Some more so far, feedback for Sim Lian's project has been very positive.

    Really regret....
    So now "biowing" to see if there is a chance to buy one.

    But I'm looking more for a 2 bedroom.
    Managed to find one unit in the market, asking for 950psf.....

    Ya, i also missed buying Bleu during its launch, it was timing and choice matter, but am happy bot a unit nearby for about $570 psf, high-rise full condo facilities nice unit with no regrets.

    But somehow am still thinking of Bleu. Like the layout, location, privacy etc. it offers. Like the PH, if not then the 2+S ones are good for me.

    Last weekend advertised in classified for a 2 bedroom asking for $800psf. you can check that out.

    Just viewed Montville at Mt Sinal. Top last week. Asking $1350 psf Freehold. District 10.

    Those asking for $1100 psf in Blue... dream on.

    Dist 10 and Dist 16.Chay.
    But only the poorest stay in condo in dist 10.Rich guys stay in bungalows.Condos there spoil the ambience.Just ask your bungalow neighbour across.
