H20 average psf was $952, their average quantum was $970k.
Lush Acres as an EC was priced average psf $792 and quantum at $933k.
Quantum wise, both PC and EC are about the same, but size wise EC is bigger by 20%.
But this an unfair comparsion because H2O was launch in Mar 11 whereas Luch was launch in Sept 13, both are 2.5 years apart, price of PC had increase and the different may not be 20% any more.
Let look at another area, Heron bay vs Riversail, though Heron bay does have pocket of river view.
Riversails launch in Sept 12 with average psf $872 at average quantum $866k while Heron bay was launch in Oct 12 with average $732psf and average quantum of $930k. So which is value for money?
You can say EC is cheap, but buyer will only look at their budget.
If you say EC is for own stay, then there are people renting out too.
Not easy to justify EC pricing, they have to be very fair comparison.
Coming to purchasing, it is another story.
